It just amazes me how many Colorado Springs real estate agents believe that taking one picture of their listing is all that is required.  With the Internet marketing of our listings today and over 85% of the buyers starting their search online, pictures of the interior of the home are critical. 

If your home is currently listed, ask your agent to send you a link to your MLS.  Your agent has a responsibility to ensure that the information is accurate and that they are doing all they can to market your home. They should have pictures of all the highlights of your home to include the kitchen, major living areas, and views.  The Colorado Springs MLS allows up to 16 pictures.  We, Murray Knoll, do our best to add as many pictures as possible.

Unfortunately, some agents either do not have a strong Internet marketing background, or they don't believe the home is worth marketing.  Personally, I believe all listings we accept should have the same effort for Internet marketing, whether they are resales, short sales, or bank owned properties, after all, the goal is to sell the property. 

The best chance to find a buyer is to have quality pictures in the MLS, because as the agent flips through properties to show, or the buyer flips through properties to see, homes are eliminated based on the pictures. PURE and SIMPLE!

Now, there may be times where the interior of the property should not be shown, I was in one of those properties last weekend, and I will tell you, that we would not list that home.  If the sellers do not take enough initiative to assist the agent in making the property presentable, then we can't and won't list the home.  Our reputation with the other agents in town is on the line.  The interesting thing is that the home in poor condition and in short sale, is owned by a real estate agent.  You have to wonder don't you?

Effectively marketing and advertising a property should include not only photos of the home but of the surrounding area. Our only requirement is one photo here and some will only take one and have comments like...beautiful custom features...must see...but if there are no photos, how can we?

Hi Ann/Nancy,  Always amazes me at how little some agents do with a listing.  I understand that we all do things differently but the gap is embarrassing !

Exposure and pricing is key and the more pictures, generally the better the exposure. The pics should get the potential buyer interested in seeing the property.

Great advice as always Nancy. We are in a visual and emotional business. There is no excuse for poor or no photography with the tools we have available.

Wanda, I just don't understand the minimum mentality.

Bill, I agree with you.  Fortunately, there are agents that don't go above and beyond and that makes the rest of us look that much better.

Mel, That is exactly why we try to max out the pictures in the MLS.
