More flowers pictures from the Maryland Orchid Society Show

I hope you are not getting tired of looking at my flower photographs. As we enjoy the spring weather in Maryland, our thoughts are turning to outside activities including the spring clean up of our yards and gardens. It is a good time to select the flowers we will enjoy during the spring and summer seasons.

Last Friday, Dolores and I attended the Maryland Home and Garden Show. It was actually three shows in one complex at the Timonium Fairgrounds. The Maryland Orchid Society Show and Sale was in the first building. The second building was the home show and the third build housed the craft show. We really enjoyed taking flower photographs at the Orchid Show. All of them will be posted on my Facebook page as they are edited.

Good morning to all and thanks for your comments.

Michael: I will be watching for your tips that will help me improve the pictures.

Our office is busy with home buyers this spring. Everybody wants to take advantage of the interest rates that are at the lowest levels since the 80's. Those that plan to use FHA financing also know that the mortgage insurance premium will increase by 0.25% on April 18th. FHA buyers can save if the case numbers are assigned before that date.

Good morning Wayne, Belinda and Myrna. The daffodils are blooming and the birds are singing. Beautiful morning for my walk through Kentlands and Lakelands. Lots of work crews in the neighborhood as spring fix-up work and painting is taking place.

Some of our buyer clients have home repairs and renovation in mind as they seek bargains in the inventory of lender owned homes and short sale pre-foreclosures. Many of the offered properties have deferred maintenance issues and a good many need more serious renovation. Typically, the worse the condition, the better the bargain. The majority of home buyers prefer properties in pristine condition and the pass on the fix-up opportunities.

The secret for success with most of the fix-up transactions is the financing that allows the cost of the improvements to be included in the mortgage amount and all allows for the work to be completed before the new owners move in. The most popular financing is the FHA 203(k) program. FHA has a minimum cash requirement of 3.5% which is attracted for those that have limited cash resources. First time home buyers in Maryland also have the availability of grants to $7,500 to assist with the cash requirements of a home purchase.
