When an agent chooses to devote a part of their practice to Short Sales....and you have any heart at all...if you don't...you probably shouldn't be doing them....there are sometimes many tear filled times during a transaction....and the stories could fill volumes...websites and pages...and some authors have done that for you.
We were referred to this Seller who had already left the state to take a job elsewhere. His situation is not unique in some respects....he lost his job, couldn't pay the mortgage...and had to move to another location. His circumstances were different...he had taken a house and re-done it from the studs out....with the best materials he could...doing some finish work himself...bamboo floors, granite counters, wide trim and molding, cherry kitchen cabinets....faucets and baths of spa quality. The home was on 5 acres with an exposed lower level and views of nature that went on forever.
His parents were elderly and he felt an obligation....and had the ability to build a house right next door that was handicap accessible...wide hallways..a ramp...amazing views...gorgeous bath....first floor laundry and just steps away from his own house should they require assistance with anything.
There were things that still needed doing in the house...finishing touches...trim here, deck there...some of the materials purchased but not yet added to to the home. Now it was no one's home...the parents had spent all their money...their son had moved out of state to support himself. Walking thru the houses, knowing the history couldn't help but bring a lump to your throat and tears ready to stream down your cheeks.
It would be the right house(s) for someone....a unique opportunity...a great location...and the marketing began....near misses with offer whispers that did not become shouts....and then...a flurry of interest....and an offer...gratefully accepted by the seller....and approved by the lenders.
We placed a call to the son who had tried all he could to be the best son he could be...to tell him he had been saved from foreclosure and one less problem...one step closer to moving on to a happier time of life....tears shed from one end of the country to the other...son, parents, siblings...and Hansons.
When someone asks us why....we spent the money...added the software...bought a mega fax/scanner, traveled to classes...earned our CPDE designation, to learn the very best way we can to list...and more importantly close, short sales...this one story would be reason enough.
