When Comparing closed listings from February 2010 vs. February 2011, Sales are up 66.7% (10 vs. 6).   The number of Pending Sales has increased 12.5% (9 vs. 8) year over year comparison.  There are 302 listings currently available, that number has dropped 7.1% over the previous year.  The average sales price year to date is $195,400 (down 23.23% from 2010), and the average List Price in 2011 is $267,950 (down 5.98% from 2010).
