Market Conditions: We Need to Stop Generalizing & Start Localizing

I woke today, logged in to Active Rain (as usual) to find that my husband (who is an appraiser and a Realtor® as well) had written a witty, yet informative blog with regard to our market conditions here in Cherokee County, GA. Please read: Market Report for Acworth, Cherokee County GA - No Bursting Bubbles Here!   The real estate market conditions vary from place to place, so why are there so many generalized comments/reports with regard to the real estate market?  Why should we scare "the masses" with regard to the market when there are so many areas that haven't experienced "the bubble" and aren't really affected by it?  The people reporting & verbalizing negative market conditions need to realize that their actions could truly result in economic downfall.

Any ideas as to how we can get the media, bloggers and anyone reporting or putting the word out to LOCALIZE their comments with regard to the market?

The best line I heard regarding market conditions from a buyer (neighbor) ... I really don't care until I have to sell my house ... which will be in about 7-10 years

If we all looked at housing as just that "housing", a place to live that if we are lucky will be FREE because if we stay there long enough and the market goes up just a little we will have walked out with our principal dollars intact and lived rent free.

Everything in real estate is LOCAL ... compare Newport Beach, CA (up almost 10% in price) to it's neighbor Newport Coast (down 16%)

Listening to your Needs
Most people who think about it know this. The rest are marshmellows that will believe anything. Most people only care about there area. The media is known for the shallow analysis. Let see what they say Health care will cost us. There is no free ride.

Eric - True, but I feel the problem is that the people who "think about it" are in the Real Estate Industry, not consumers... for the most part. And you know what they say "if it's on TV or in print, it must be true". (lol)
