Appraisals Are Now A Game of Roulette

How Appraisers are getting assignments is a mystery to me these days. Appraisals are becoming the most complicated part of a real estate transaction these days. I wrote in an earlier blog, Party... Not Offer Like It's 1999, about by my Canton, Michigan listing and why my seller took a lower offer because of appraisal concerns.

Well, I received the call from the Appraiser last week to make the appointment to perform the inspection. The first things I do when I receive the call from an Appraiser these days is to check the caller I.D. Sure enough, just as I feared, the appraiser was calling from a phone that has an area code that is at least 35-45 miles away from my listing.

I am not sure how the new AMC's are assigning appraisals to Appraisers that are that far away from their subject property. Gone are the days where an Originator could call an Appraiser who knew the local market. Now, it seems to be a game or roulette, as to who and where the Appraiser will be coming from. So, now we wait and are sitting on pins and needles hoping that the Appraiser has a knowledge of this area and market.

Appraisers aren't happy about the way assigments are handed out either. Believe me, we'd much rather work in our immediate neighborhood!

I almost feel bad for appraisers we seem to blame them for the way the process is handled now. Congress is mis-placing regulation.

This was the focus of the Mastermind Question last month...so lots of good ideas there.  Here are a few...take what works.  You can call the lender and request another appraiser if you are concerned about his familiarity with your subject property.  You can show up and give the comps you used to price the home to the appriaser...you obviously can't influence but you can offer them.  You can also show up and have a list of any improvements that the appraiser might not notice...

Tim & John: You are exactly right. I know several Appraisers and they all despise the current system as much as Agents.

Cindy: What is the Mastermind Question? I would like to read that thread. I think I am going to take a wait and see with the Appraiser. This property should not have a problem appraising...even from an appraiser that is out of area. Thanks for the tips for a appraisal that might be tight.
