Part deux:  Part un is below.   What followed was, the owner had a "chat" with the tenants and determined Mr Tenant had been less than honest with Mrs Tenant about their situation.   The owner gave them a choice; co-operate or leave.  They chose co-ooperate; at least on the surface.  Will see if they follow through.

Part un.  I listed a FSBO in my neighborhood for an out of town owner.  I quickly determined the reason the FSBO hand't sold was because Mrs Tenant made sure no one saw it.

I had a face to face, heart to heart with Mr Tenant who seemed co-operative and said they were just getting ready to move to their farm anyway.  I made an appointment to show it the following Wednesday (3 days notice).  On Tuesday night I got a panicked call from Mr Tenant saying their daughter's husband had threatened her life and she would be staying with them for a few days so no showing. 

The tenants gave me their "rules of engagement".  Showings only with 3 hrs prior notice and only between 1-5 Mon-Sat.   No showings on Sun because they hold church service at the property. 

The main street through our subdivision goes to courthouse square and is well traveled especially on Sat so I arranged a Sat Open House from 1-3.  Tenant's say fine.  Last night (Fri) I get a panicked call indicating the daughter's estranged husband's family was after them and if I held the Open House they would come and take furniture and I would be responsible for any missing itmes.  I asked what made him think they would do that.  He said there had been threats.  I asked if he filed a Police report; after stammering a moment he said yes.  I asked if he'd obtained a restraining order; again after stammering for a moment he said yes.  I asked " if you're afraid they'll come to the house wouldn't it be prudent to move since you were going to anyway".  He responded with "we have a contract"

I relayed all this to the owner in an email.  In the meantme I just listed 3 others and have an appointment this afternoon to list 2 residential and 1 commercial property for the same owner. 

At the same time the college guys who do cleaning and painting on my listings are off for Spring break so I'm doing all the cleaning, painting and staging this week. I don't need to watch reality TV; I'm living it.
