A dozen houses or so later, a Buyer can have a darn good feel for value within their search parameters.

Sometimes it seems easier for Buyers to get it than Sellers.

Sellers don't see the market competition in person.

They don't see it from an objective ball cap.

They may see the numbers and stats but choose not to get it.

Their goal is to get back what they put into it. Uh oh.

They want to test the market. After all, they can come down.

The only problem is the Buyers REALLY do get it.

They have seen the stats. They have seen the competition. They have studied the market 9 or 10 months and then some.

They KNOW. And they go to the homes that are priced correctly, that are in the best condition, and that meet their needs.

So why are the 5 to 8 to 10 percent of the homes selling in this marketplace?

Because those Sellers get it, too. And those Sellers usually have multiple offers in the first thirty days.

They pick and choose which offer to select and there are then there are some Buyers that lose. Because those Buyers did not choose to get it.

It's a choice. The information is available. You choose to get it. And then the home is Sold or a home is Purchased.

It's straight talk time from a Southern Maryland Realtor who just showed almost a dozen houses today.Some Sellers got it, some did not, but there were definitely a couple of homes that stood out in the POT.

If my sellers are willing, I schedule appointments to show them the competition in their subdivision.  Then, they get it.

Today I listed one and he doesn't get it.  He listed it at the top price I was willing to list it for and says he is loosing money.  But it's what the market says it should be (on the high end)

Cheryl ~ I agree with Lorrie and offer to take new sellers out to view the competition however sometimes the blinders are fully in place and I just cannot change a sellers viewpoint. Oh well!

Periodically during the listing I run a search for the competition  and send it to the seller so he can see what a buyer can get for the same price.  It doesn't always work, but sometimes even without admitting it, the seller will soften his position.

Hi Cheryl,

Buyers definitely understand the concept of market value, maybe because it is to their advantage but regardless they do.  It is harder for sellers to accept it.  They may understand it but the problem is accepting it.
