A Warning To All Home Sellers……..

As the Spring home selling season begins to move in let me offer this up to you. Railroad crossing Just like in the days of old when coming to a railroad crossing there was a sign a sign that read “Stop….Look….Listen”.  It was a warning that there is a possible danger ahead and you needed to heed the sign and the possible danger.
Just like that sign with the flashing red lights when a train was approaching is a warning; we can use the same analogy when it comes time to list your home for sale in the current market place.

Here are 5 of the top reasons why a buyer will pick the house they buy:

Reason #5 ----- Shopping, we all shop out of both need and desire.  So we will look at how close we are to grocery stores, malls, restaurants, etc.

Reason #4 ----- Work, what is the proximity to their current employment or the diversity of jobs and the overall stability of jobs in the area.

Reason #3 ----- Schools, highly rated and a diversity of schools adds to the overall market demand for a particular area, especially for home buyers with school age children.

Reason #2 ----- Neighborhood, pride of ownership of the homes in your neighborhood will attract or detract buyers.  Are the homes similar in style and age, etc. or is there a real difference?

Reason #1 ----- Price, believe it or not PRICE still ranks higher than location in most studies on this issue.  Pricing you home for sale is the most critical part of placing your home on the market.  You may have the best looking home in the subdivision and the best yard and all of the bells and whistles BUT, if it is not priced aggressively it may not sell as quickly as you would like!

Of the 5 reasons mentioned above, you the seller have control over only one…..PRICE…..so price it right from the start while it is fresh to the market.
As a seller coming on the market it would be advisable to heed the flashing red lights.

STOP….LOOK….LISTEN

Hi Don, I had a neighbor to one of my listings stop me last Sunday and say that I seem my listings so much faster than others, and she wanted to know why. I said it was my marketing plan. She asked if I was advertising more. No, it was my marketing plan. So what is you is marketing plan, she asked. I said pricing the home right, staging it to make it look it's best  and exposing it every way I can. She said that makes sense. I received an e-mail from her Thursday saying that she plans to list with me by end of summer. Guess it was my marketing plan, :-)

I ask sellers to tell me wha tthey would change about the house or location.  Then i point out these are things that buyers may look at also and they need to keep that in mind in this market.

Hi Don--Oh, this is so true.  Here is Hawaii we're coming to the end of our high season.  Those sellers who listed and tested the market are still sitting, while many of the realistic priced homes are sold and closed.  It amazed me to no end that sellers think they can set the price of their home in a down market.

Don - pricing is always very high if not number one on most buyers lists. They will often accept less than desired in any other area if the price is right
