I agree! I've taken photos of my properties for years. But with the internet, to not use its capabiliies is to miss out on powerful marketing possibilities. My husband, with his MAC, started creating slide shows of my pictures that people can click through to right from a listings webpage. And recently he began making video tours, again with the stuff built into his MAC, iMovie for the video images, and all the great royalty free sound loops in Garageband to create a soundtrack. It is not only helpful to prospective buyers, it also attracts sellers who say, that's how I want my property to be presented.
I went to your website and noticed that you have to sign up to view the virtual tour. Do find that turns some people away?
Hi Cindy, that is wonderful that your husband is so creative and can do as well as build these tours for you. It sounds like you are really tech savvy and have put a lot of great things in place for marketing your listings.
As far as my website and having to sign in to view the tour...I have not received any complaints. It may turn some people away but I would prefer to have them register and to see if I may be able to help them.

I use to use Tour Factory but have gone to the Single Entry and KW tour created ... saves money and looks great! It amazes me how some Realtors don't get how important good photography is to presenting their homes and also updating them for the seasons!

Hi Judith. I am always amazed when I see a property in MLS without a photo. It tells me the agent was too lazy to bother taking at least one photo. With our phones and technology, there is no excuse for not at least taking an outside shot for MLS.

Hey Judith, Belinda is great at taking pictures when we list a home. I would never think about putting it in MLS without that picture. The Internet is taking the place of showing more homes to the buyers, they want to see them there first. Have a great Sunday.
Judith--I use Tour Factory too and they do a great job---they also have a good internet presence themselves and send us occasional leads. I believe so strongly in the power of the tour that we simply refuse to put our listings in the MLS until the tour has been shot. No one seems to mind waiting an extra day or two.
Judith, What a beautiful home! The price is a bargain! I do like the tour that you have, it does show the property very well. I just checked out the tour site. They do not operate in my area. Oh, well.
Hi Belinda, I totally agree with you. There is no excuse to not have a front shot for MLS. Many times I am amazed at the things that are left out on the data sheet. This does so much harm to the seller. Thanks for commenting.
Hi Rob, I think the more pictures...the better. I have many people comment on a home because of the virtual tour. It is important to use all of these tools to better market the property. Thanks for your kind comment.

Hi Judith, Our MLS requires at least one photo. If it's not there, they will go out, take it and charge you. I don't understand why agents don't put up lots of photos. We have so many out-of-town buyers who love to look at pictures. It tells the story, whether still or by virtual tour.
