I got a call yesterday from a lady from www.househunt.com. She was telling me how good their company is and how it would improve my business tremendously if I would accept leads from their company. They give out two leads a day. Their leads are exclusively for you - That what she said. She said that every real estate agent that utilizes their services have made an additional $72,000 a year. So that said,I want to know if any of the brilliant and creative minds on this site uses www.househunt.com.

          Honestly speaking,I HATE LEAD GENERATION SYSTEMS. They sell the same lead to about four different real estate agents - What?  Yes! I am sure you all know that. But I am just curious to know if anybody here uses their service. I want to know if this is something new that is working for real estate agents that I don't know about. I wanted to hang up on her but I just didn't want to be rude to the lady. ( If only people don't act like that whenever I cold call them ). So Active Rain family,I need your comments,suggestions. PLEASE. I need to know anything you know about this company

Hi Bruce,  I did make it by briefly but didn't have much time, working on the short sale mastery tour plus I was on a few panels.   You going to be at mega camp?

Please understand that I was not saying that you were lying about production, sometimes MLS shows the rainmakers statistics if someone is on a team, we can check their stats on the KW system since KW is an open book company.

I target home buyers in PG County MD and I know for a fact many KW Real Estate Agents have those territories. I don't want to spend my marketing dollars on a area where chances of me gettting closings are very slim. But if some territories open up in PG County say Bowie,Upper Marlboro,Fort Washington then I might be interested. Lanre, It has been a while, I am trying to find some time to get back on AR....  The KW event is always fun and enlightening, you should join us next year, we get alot of agents from other companies, good time for all.

Bruce sends me alot of emails about the HH success and I do know some of his clients.  I believe that HH works like most good lead gen systems, the key word in all of it is work, it all depends on how hard you work the leads. I am glad that Bruce is here to contribute.

Again, I don't work for or associate with HH in anyway but am in the industry and work with many agents who use HH. My clients have told me that there are areas in the system where they (the agents) enter information regarding transactions, conversion etc...and it is measured and HH can use the data.  If HH says one thing and the agent says another, it may be the agent entering info incorrectly. (Garbage IN, Garbage Out) the rep could be going by that info. I also question measuring how many transactions. The lead is the lead, they delivered it, what did you do to close it.

My system is the only one I know about that actually responds to every buyer action for you. HH doesn't promise that, they provide leads and usually do a good job of it.

 

Different agents will have different closing percentages. You can't blame that on the tool .  Perhaps that isn't the case but what I hear from agents who use the tools they provide to generate leads, HH has been honest and in good faith. I have my own ideas about what more needs to be done to convert deals than just getting a lead and chasing it but that is another post.

It amazes and appalls me to see how many negative comments are posted by agents who have NEVER used Househunt!!!!  How can you criticize something that you have never tried?  I do not work for or receive compensation from Househunt in anyway.  I do however currently subscribe to one of their territories.  I have been a HH subscriber since 2008.  In my early career,  I wasted a lot of money on "silver bullet" marketing tactics, several of which were internet lead generators.  Most of them did not produce a return worth the money and/or time spent on them.  Househunt is pricier than most web lead generating systems, but you willl notice that there are several agents that never give up their territories.  The territories are exclusive to one agent per area, but choosing the right territory is key.  I service Santa Clara County in California, a very competitive market, but I still get about 150-200 leads per month.  Yes, some are bogus, but who cares with that volume.  The first year that I had it, the majority of my business came from the site because that was the focus of my efforts.  As my business grew, I focused less on the leads, as my referrals grew.  It has now become a passive activity for me now because HH has improved their system to have auto responses and great drip marketing.  I spend about 10 minutes a week making sure the drip is set up for the new leads and I still have conversion that more than pays for the service subscription.  Yes, most lead generators are a waste, but Househunt is the one that I keep.  Ask yourself, why the good territories rarely become available.  Contact agents that actually subscribe to the service and ask them why they stay for years.  It is sad that there were so many negative commets above from non-users, that no onw may ever get to my review, but I think HH will survive ;)

I recently began exploring Househunt.com and spoke with a representative (Shawn) from HH yesterday.  The territory in which i was interested is not available at this time for buyer leads.  However, it is available for seller leads.  Has anyone had any experience working with seller leads from HH?  If it works, I think it is worth the investment, but I would like to hear from someone who has had some success with the program.  HELP!

As you can tell from this long blog... we are tremendous househunt.com fans. We have used several other companies as well, none as good as househunt. But I have to share: the buyer leads have brought great results, NOT the selling leads. Be careful with that. There are much less of them and 90 % of them in our experience are folks who are doing a cma on the site to find out if/or how upside down they are in their currnt home. OR, they are being "curious" how much a neighbor just got for their home sold recently. I have gotten one or maybe 2 list/buys from them.. but it is NOTHING compared to a hot buyer territory!! Are they wanting to charge a lot for it.. I can't see how you would recoup the money.

Hi, Susan and Shane.

Thank you so much for your advice.  The seller's program is $395 per year.  I was thinking about trying it until my territory became available (if it ever does).  But, I have to admit that my marketing budget is definitely limited.  The average selling price in my territory is roughly $300,000.  So, do you think I should try it for a year?  I truly value your experienced opinion.  Please let me know your thoughts.

Hey Lanre, I was wondering how you feel about lead services?  LOL!  It sounds like HH is perhaps worth trying, as long as there is NO commitment for long-term contract.

It is May 2012 and I have read the entire thread above. I am researching lead gen systems and the feedback about Househunt has been positive. I know of 2 teams firsthand using it and they are happy with it. At the time of this writing Google had an algorithm change which caused many of the Househunt pages to lose traffic suddenly but I'm told the issue is being resolved as we speak.  What about Market Leader? I know Market Leader now owns ActiveRain but am hoping for an unbiased review of that lead gen program. Anyone have any luck with Homes.com lately? I see their links ranking quite highly organically right now as opposed to ppc (pay per click) lead gen options. Bottomline is I'm looking to ramp up my online lead generation marketing and want to invest in 2 good, reputable lead gen systems here in South Carolina where I practice. Any and all input is greatly welcomed!!! Thanks!

Christina-How are you doing? Sooo sorry for the late response. As far as Market Leader I would recommend it. I am doing the $99 a month version though. I get traffic to my site through linking to my Active Rain profile and Craigslist where a good 98% of my leads have come from. Having closed anything yet. But I have some people who I am interacting with. Currently taking the IMSD course. So I am hoping that it will improve my conversion rate on the leads. 

I am sure www.househunt.com is a great product. I just dont want to buy leads. There are some leads that take 1-3 months,3-6 months, 6-9 months and 9-12 months or even more before you can convert them into clients. But in my case THEY WERE ATROCIOUS. Now would I try www.househunt.com in 2012? This might be shocking to hear but my answer is YES. Why? I know more now than I knew back then. Didn't have a good CRM with a drip campaign system,didnt have good scripts and follow up scripts,didnt know about Ten days of Pain with Ben Kinney,didnt know it takes time to convert leads. But I just dont think that it will work in my market though. 

 

But as far as my maket if I had the money I would absolutely and defiintely get www.tigerleads.com. Very pricey but I have yet to hear a real estate agent say this product doesnt work. There is also another good one but I forgot-SORRY. If I remember what the name is I will definitely let you know.Also look into www.realtygenerator.com and www.zurple.com. People are also saying PPC with either Facebook and/or Google is a very sure fire lead generation tool also. And if you decide to use one or discover a new one please let us know about it. But as far as lead generation systems that I would recommend like I told Christina if I had the money I would definitely do www.tigerleads.com. I hear nothing but great things from them. Talk to people here like Missy Caulk,Cyndee Handon and George Tallabas. They are three people that I know you use the product. Would also consider Zurple and Realtygenerator.com. 

Oh by the way the other very good lead generation system that people talk about I just remembered it (Hope Christina  reads this comment) is www.boomtown.com. That is a another good and popular one. Again sorry for the late response. Good luck to you. Take care.

Brenda A-K-First I want to say sorry it took me forever to respond. Also I want to say thank you for your comments. You are right many of us including me shouldnt be quick to bash www.househunt.com IF YOU HAVE NOT USED THE SYSTEM. But many of these lead generation companies provide bogus leads-I am sorry. Its a difference if you are given a lead and you only call or contact them probably like 2-3 times and you dont FOLLOW UP with them. One of the reasons why many leads dont pan out is because of the lack of follow up. Again like I said in Christina's comment if I know now what I knew then I probably wouldve closed some deals from that company. 

But most brokers dont teach you about generating leads,follow up with your leads,practicing and rehearsing your buyer and seller scripts,how to overcome buyer and seller objections,how to negotiate offers and more. Anyway let me stop here before I go off subject. I am happy to hear HH is working for you. Will I try HH in 2012? YES. But I am not sure if it will work for my Real Estate Market maybe 2013-lol. I HAVE used Househunt and they stink. Used them for 9 months or so. Much better companies out there and my rep Charles lied to me about what Househunt would and could do. But dont worry, Charles isnt a rep anymore, he got promoted to manager!! lol. I got maybe 2-4 closings from it in 9 months and paid $500 a month for my area. Now thats not a horrible ROI but like I said, there is better out there and the fact that they lied should make you think twice.
