The accidental showing tends to happen for a couple of reasons in our market. Sometimes the agent is not paying attention...sometimes the buyer's agent assumes that when the showing instructions state to call listing agent to confirm, that it must be vacant and the listing agent is a control freak...
In this case, there are 3 condos for sale in the same building, two with my brokerage and one with another. Since it is a secure building with a code to get inside the entryway, the lockboxes are located inside with the units....well, maybe. The lockbox for MY unit for sale is inside NEXT to the doorway of the condo for sale. The lockbox for the unit across the hall was on the front railing at the entrance....unmarked of course.
So, when I had an unexpected email from the Suprakey telling me that the lockbox had been accessed on Saturday afternoon, I knew there had been an OOPS! Since I knew the seller had the day off, I quickly called her to find out if she and her two dogs were home. Thankfully, she was not there and the condo was show ready! Then a call, text and email to the buyer's agent to call me when they became available.
Several hours later, I received an apology voicemail from the buyer's agent. He did not realize that there was more than one condo for sale in the building....BUT, he realized it was the wrong unit when they stepped in since he knew that I was not the listing agent of the unit he had scheduled. The best part is...the buyer did not know the difference and they loved it! Go figure. I am receiving an offer from the accidental showing today!
Moral of the story....always be show ready and flexible when you have your home on the market! You never know who may be stopping by, scheduled or not!
