Six Important Items When Buying Home

When shopping for a home there are six items that should be given consideration before purchasing a home.  First, everybody has heard that location is an important consideration when purchasing a home.  This factor probably influences more buyers than any other factor.  Finding a home near a railroad track or high traffic area tends to reduce it value and the potential to appreciate.  Second, the size and shape of the lot should be another consideration.  Need to give consideration on how you are going to use the lot.  A small lot normally requires has less maintenance, but if you have children they would have less area to play.  If you have large pets, these animals usually require larger lots.  Also, give consideration to a pool within the lot; this requires additional safety measures and maintenance requirements.  Third consideration should be the layout of the house and how your family's lifestyle will function within the house.  If you purchase the wrong layout, this may be very difficult and expensive to modify.  Think twice if the home is within your budget and has a bad layout.  Many times this leads to sorry buyer who made a mistake when purchasing the property. 

The remaining considerations merit consideration, but are sometimes are overlooked and fixable when buying.  Fourth, cleanliness of a home is important.  A smart buyer will sometimes overlook this issue because they have found a diamond in the rough which can be bought below market value.  Fifth consideration is carpet and/or its color.  Carpet can always be replaced if the first three considerations have been met.  Finally the sixth consideration is the condition of the property.  This can be overlooked providing it is fixable and you are still getting a good deal on the purchase price of the property.  Remember, there is nothing wrong with fixing up your new home providing it is cost effective.  Lastly, this will allow you to put you own touches into the home, and feel more like your home.

I agree with all your points.  I have seen plenty of properties lately without carpeting at all!
