Careful who your friends are

Be careful of your friends.  If we treat each other with respect and do the right thing to people, we would not have so many problems in our society.  My so callled Group at the last company I was with decided that they did not need me.  I believe in speaking the truth and a lot of people don't like being told the truth.  A friend (who I thought was a friend for the past 5 years) and business partner.  We were talking about a property where the owner contacted me to list his property.  Well, after doing the CMA, and looking up the comps, and asked this ex-friend of mine what he thinks.  He responded by saying that for $1.2million the property would not sell.  The owner still had it on the market for $1.1M, which expired, but his agent still hadn't taken it off the market.  So, after emailing the owner and telling him that he has to contact the agent and cancel the listing.  After he did that, I was calling to set up an appointment.  My ex-friend (ex-partner), asked me if I would wait until he got back from vacation and we would go get the listing at $900K, together.  Well, to my surprise from checking the MLS everyday to see what is new, status change, price reduction, expired, etc., I recognized the address of the property and the listing price of $1.49M, I was shocked to see that someone listed the property for that much.  Clicking on the MLS #, I scrollled down to see who had it listed.  Shock to see my friends name, which is why he is my ex-friend.  Also, after telling the broker manager at the company.  If agents learned to price properties right, sells would be a lot higher.  Plus when we do are comps, we can come up with realistic price for the properties.  So, I decided to leave that company, who likes to have sneaky people working for them. 

 

It is a shame that sometimes we learn things the hard way.  Remember if you do anything with anyone, have it in writting to protect yourself.  Have a Great Day Everyone!

It can happen and happened with me recently. I was on vacation and passed on 6 leads to a fellow Realtor. He ended up selling a home to one of them and told me that it was his lead, in fact I had given him the references thru' phone ( My mistake ).

The only think we can do is, stay away from these type of people and be careful in future. Put everything on paper. Never ever pass on any reference verbally.
