I blog every day and much of what I do during the course of every week is hyper-local posts. My team and I are marketing four subdivisions, at this time, and a fifth one is almost ready to come online. We are listing agents, and our inventory is our income.
Marketing every event and phase of each listing and subdivision is a full time job. If done consistently and with determination, hyper-local posts make the phone ring. They make our builders happy because their inventory is selling, and that keeps our heads above water in this challenging market.
Every open house event and the results of each event are posted. All pending sales and closed transactions in each subdivision are posted, along with updated information about each phase as it comes online. Photos of every room and every nook and cranny are displayed. Links are everywhere within the post and they link back to the subdivision website and our team website.
I have a list of hundreds of keywords that I use for our subdivisions. These hyper-local posts are responsible for activity being directed to our open house events; calls coming in to see our new condos at our adult communities; and homeowners inquiring about building a new home in our single family home community.
Our resale listings are always posted and many buyers are looking for specific subdivisions to move into. Again, these hyper-local posts describe the communities where our listings are located. They are resale homes but the subdivisions are in demand and hyper-local posts are important.
If you're not in the habit of writing hyper-local blog posts, it's a good one to form now. It produces business for us, and our builders love to see their product online. Our builders now look for their communities to be posted every week, and we never want to disappoint them!! Every post is a cherry on the cake!!!!
