5 Tips to Retain Life Long Clients

1.  Be Available and Accessible

Make sure your customers know how to find you.  When the time to call you presents itself make sure they have current contact information. 

2.  Maintain Contact

Connect with your customers, past and present.  Reach out to them through phone calls, email, snail mail and newsletters.  Include past customers when you mail "just listed" and "just sold" postcards.

3.  Be Seen and Be Heard

Get involved in community affairs.  Become a member of a board of directors, an association, club, high school boosters club or civic group.  You will be working and networking with members of the community and meeting new people. 

4.  Be Generous With Hidden Perks

Whether its a free art exhibit or little known "Taste of the Town" festival, share the information with your customers.  It gives you a reason to call them and helps them get involved in community events, as well.  Make sure you invite them to any event in which you are participating and get more mileage from your community service. 

Let your customers know about the local park that offers free Eco-tours or the new home community offering complementary helicopter tours of the neighborhood.

5.  Sponsor An Event

Throw a party, a barbeque or holiday -together for buyers and sellers.  Sponsor an event such as a little league team or the high school band's trip to perform in a parade.  Hold a neighborhood food drive to help stock the local pantry.  The possibilities are endless.

We sponsor little league here locally, and its been great success for networking.  Our team leader gets to enjoy games, meeting parents and teachers.  It’s amazing how outgoing the are when they meet someone that’s sponsoring their kids events.

Chris,  Some great tips here. Number 1 is soooooo important. And I have actually done a few lunch-ins for realtors houses that are shown during the week. I just can't seem to be able to think of the name of this... lol  And I have actually helped a client throw a house warming party...

Good tips Chris!!!  I think #1 and #2 is very important.  An online survey showed that people online expect an answer within 2 hours.  In other words, you need to be easily accessible for answers or they'll find it somewhere else.  Good post!!!

terrific tips Chris. If one takes say their 10 solid clients and 50 B list clients, you still have to keep in touch and you are right you have to be seen otherwise no many will ever know that you are alive.I do spend some evry month sending cards but sometimes I do call older clients. AS you say if you call and have a decent reason, more power to you to call them or write them.This makes me laugh cause as Realtors we often try to find the best possible reason to call, besides telling them that the home they bought has appreciated, or they can pay less insurance if they do such and such..or just telling them of a new property they might be interest in.Sponsoring an event is a terrific idea. It does not have to be $10,000. You are giving us some terrific ideas.Some Realtors are very active with their Church or temple or what not..but I have ahard time using these religious centers to promote my business.

Good tips Chris, I've had a few people tell me how hard it was to get a hold of thier last agent. Always return calls as soon as posible. Never keep them hanging, also like the get involved with the community idea. Go to your local town hall meetings, and stay in touch with the pulse of your area. Happy Holidays
