FAQ #8 to Sellers: Don't Let Facebook Cost you a Buyer!

In this world of social networking, you would think that all exposure is good exposure right?  Not so fast!  I will add photos and links to your home on my Facebook business page.  And I will update that page for open houses and price reductions.  It does not hurt to let your friends and family know that you are selling your home.  I will even send you a link that you can post on your page!

But don't let Facebook cost you a buyer!

I have seen the following happen firsthand:

You post on your wall that you are putting your home on the market.  And inevitably, a friend or family member will ask you where you are going, when you need to be there, etc.  This is giving away valuable information about your motivation.  Especially if you post that you have offered on a new home somewhere else!  This speaks VOLUMES about your desperation to sell quickly.

What if your home sale is not going smoothly?  You will be tempted to express your frustrations....especially if you receive a lower than acceptable offer.  You want to be very careful with this information.  The other agent or the buyer can find you easily on Facebook, you see where I am going with this...

This could also backfire if you make degrading comments about the other agent and the buyer...the buyer may decide to withdraw their offer all together.  Be careful about what you put out there, you cannot control who sees it!  At least not completely...they say that we are all six degrees of separation...your friend from high school may work with the person that is offering on your house right now!

Facebook can be a positive way of getting your home extra exposure, so let me take care of that for you.  Once you sell your home, you can tell everyone where you are going next.  Until then, keep it to yourself or at least off Facebook!

@Dan-I have seen firsthand how excited sellers can be to tell everyone about where they are moving to, and I can understand.  But it compromises my ability to get them the best price for their home.  A potential buyer may be able to see all of that information!

@Doug-Fast moving is right!  I had a seller that was very good friends with someone that was related to the buyer.  Needless to say, the buyer knew WAY too much information.

@Hans-I agree that we need to be careful about what we post.  It does reflect on our family and friends in unexpected ways.

@Leah-I think that we all think that it is innocent enough to talk about what is going on in our personal lives.  Except when you are buying or selling a house, you need to think about who might be reading it!

Very good advice Karen. You never know who is reading what you write. The sale is too important for the sellers to take a chance of writing something that could lose the buyers.

@JoAnn-You could lose them or you could let them steal your home for cheaper than what you want.  Either way, there is not a benefit to giving away your "secrets" online!
