Time to Move to San Marino, CA?  Check This Out!

Dateline:  San Marino, CA 3.22.11 9:25PM PDT 

Of course, you know all of the great reasons to live in San Marino, CA -- exceptional schools, wonderful wide tree-lined streets and The Huntington Library, Art Galleries and Gardens.

As of today, according to multiple listing service sources there are 37 homes(remember residential property in San Marino is only single family homes.  There are no condominiums, townhomes or apartments).  The range in listing price today begins at $989,000 up to $8,288,000. 

There are 21 properties in escrow.   Seven of those properties are in back-up status.  Back-up means the property has an accepted offer but it is still being shown until contingencies are removed.   14 homes are in pending status--contingencies have been removed.    The properties in escrow range in price from $829,000(a two bedroom, two bath home on Los Robles with approximately 1320 square feet) to $6,998,000(a six bedroom property on Orlando Road with approximately 9079 square feet on over an acre of land).  The prices quoted are the last list price as final sales price is not disclosed until the close of escrow actually occurs.

Since January 1, there have been twelve properties sold according to multiple listing sources.  They range in price from $900,000sold(on Winthrop in the Mission District)to $3,530,000(a South Oak Knoll Mediterranean with approximately 5342 on almost half acre lot).   The median sales price during this period was $1,532,500.

Mike, You touched on the fact that there are only single family homes in San Marino, no condos or apartments, however, there is another interesting factor about San Marino: there are no more allowed gas stations. When I was growing up here my first job was pumping gas at the station on the corner of Monterey and Huntington Drive, which was one of the 5 or 6 in town. Now that location is only one of two stations left as all the others have closed and not been allowed to reopen. Also, San Marino is a "dry" town, meaning no alcohol sales, although this has just been revised to allow just a few special places to serve. This makes San Marino another very special place in this 21st Century World where everything is at our fingertips!

Dale -- there are many reasons why a choice of a home in San Marino is a good idea.  

Lee -- Up until just a few years ago, that same "service" station didn't allow customers to pump their own gas....time marches on, albeit slowly at times, in San Marino.

@ Michael It certainly sounds like a wonderful small town.  I live in a dry town outside of Boston and they discourage any kind of economic growth as well.  This creates a tax burden on the property owners, but one of the reasons people buy in.  The sword cuts both ways.

Larry -- San Marino is the quintessential bedroom community where residents(about 13000) take pride in the highly acclaimed school district, recently opened and expanded public library and many community events.

I found Lee’s comment quite interesting, too. Reminds me of Rancho Santa Fe here where they don’t allow mailboxes. You have to go to the post office to pick up your mail. The uber-wealthy thought that having mail trucks cruising the streets of their wealthy community was beneath their dignity.  By the way, be sure to stop by and read my latest Pay It Forward (part 3) post; you have a shout-out!

Russel -- yes, lots of similarity between exclusive communities although San Marino althoughs home delivery but don't dare put out trash cans on the street---smaller trucks collect it from secluded locations not within street view.   I wrote an earlier post about rules and guidelines -- San Marino Things You Can Do, Can't Do and Don't Even Think About.   Thanks so much for the shout-out in your post --- very cool.
