The challenges facing military home buyers are unique.
They may need to change duty station on short notice, or change their PCS at the last minute.

Often a spouse will make a quick trip into town to decide within two to four days and make an offer.
It's like running a sprint as opposed to a marathon - must move quickly to get to the finish line.
I have helped with this a few times - and realize it can be exhausting for the prospective buyers -  they need to get back to base quickly and usually have kids in tow, or waiting at home.

I understand..
Too, military buyers need to worry about resale value - usually in two to four years, although some keep the home to rent.
We have great rental management people available - you're covered.

The biggest issue is finding a home near a base that meets certain criteria: base accesibility; price; bedrooms/baths; school district, etc.
Fortunately we have online search engines for you that can be self controlled to change the home search as needed.

Great information Dennis.  As a proud Air Force brat I can attest to the fact that changing duty stations is hard on everyone.  If there is one key ingredient in making the move easier it's a talented and knowledgeable Real Estate Agent.

Let me know if I can help you or your clients with title and settlement services.  As a  long time resident of Aberdeen myself and a title agent for more than 25 years I have the same unique perspective you do on military relocation.
