Denver Sales Stats for February 2011

 

The Denver sales stats for last month are out, and the figures state -

 

Inventory of active listings is DOWN

Pending sales are way up, so more bank owned and short sales are U/C

Under contracts are down, meaning regular sales offers are down

Sold properties are down for February over a year ago

Joan, our stats could have been better for February but the killer of a winter put them down too...i'm feeling a hesitation on many buyers parts here...how about you in Denver?

Ginny, our year is still starting out slow I feel, with buyers looking at EVERYTHING before they make an offer, and then they want the BEST DEAL!   I agree!

Joan, that's a great idea to post monthly statistics for your Denver real estate market! It's the best way to track the direction your market is headed and it's wonderful to see your active listings inventory is down from last month! :)

Joan - we have been really busy for the last 2 weeks; but our Feb numbers were down. Looks like the Denver market is a mixed bag right now. I think the market is in a flux state -- we'll have to see where we land in a few months.

Leilani, inventory is definitely down, there were times I could find MANY more listings to show to a client!

Leilani, I have been on MANY listing appointments where the seller's bottom line is negative, and they cannot or will not bring money to closing.    With a flat market for the last few years, if they have refinanced, or have not lived in the home for 6+ years, there is a good chance, the bottom line is negative!
