Kaanapali Homes For Sale - Kaanapali Hillside Subdivision Overview

Sitting on the slopes of Mauna Kahalawai (the house or place of water) overlooking the beautiful pacific ocean and world renowned Ka'anapali resort is Ka'anapali Hillside. This subdivision is not gated, but there are some extremely nice homes in this area. The Ohbayashi Hawaii Corporation successfully sold this community of quarter acre fee simple home sites in the 1980s. Phase I consisted of 24 home sites, Phase II-A consists of 40 sites, and Phase II-B consist of 67 sites. The vast majority of the subdivision is built out, but there are still some vacant lots for sale in the subdivision.

There is also a nice community park for homeowners to use. There are covenants for the neighborhood and association dues are $330 paid on a quarterly basis.

Kaanapali Beach (2 minutes from Kaanapali Hillside) has been voted the #1 beach in the world by a plethora of publications throughout the years. Kaanapali Hillside is also 2 minute drive to the world famous Kaanapali Golf Courses. For those of you who have, or are experiencing some of the most unfavorable record-breaking winter weather this year, I’d kindly like to give you a weather update from Maui. Many of the homes in Kaanapali Hillside have in-ground pools as the climate in this area is absolutely perfect, arguably the best year-round weather in all of Maui. The majority of the homes are either Mediterranean-style or tropical homes with somewhat of a Pacific Rim design. The average size home for the subdivision is about 3,000 sq. ft. of interior living area, 2 car garage, and many have covered lanai or deck areas used for outdoor dining or entertaining.

One of the things that I like most about Kaanapali Hillside is the contrast between the ocean and outer island views to that of the verdant slopes of Mauna Kahalawai, or better known as the West Maui Mountains. You can also see the agricultural land above the subdivision that was once used for the propagation of the Maui Gold Pineapples which are some of the best in the world. Here is a gallery of all the Kaanapali Hillside homes for sale on the market right now. 4 of the 6 pending sales, or 66% in Kaanapali Hilliside are either bank owned homes or short sales. This demonstrates the Kaanapali Hillside market is paralleling the Maui market as a whole in that majority of the sales are "distressed" type properties. There have been 17 closings in Ka'anapali Hillside since the beginning of 2009. They range from a short sale that just recently closed at $700,000 to a very large home with a detached cottage that closed in mid 2009 for $1,500,000. Five of the seventeen closings, or about 30%, were either short sales or bank owned homes.

20 Puu Huna

I just recently represented the proud new owner of this home located at 20 Puu Huna St. in Kaanapali Hillside. This home was originally listed at $1,295,000 and eventually closed at $937,500. This was a very nice home built in 2005, about 3,400 sq. ft., ocean views, and some of the most amazing woodwork I have ever seen in a home. This was not a short sale or a bank owned home. When considering home ownership in West Maui in the $700,000-$1,500,000 range, I would highly recommend taking a look at the opportunities available in this fine subdivision. There is a nice consistency throughout the subdivision, many of the views are amazing, the association fees are reasonable, and the location is one of the best on the entire island.
