Some day this will all be hersI'll preface my thoughts by tipping my cap to the memory of Elizabeth Taylor to make a point: when you think of the late Ms. Taylor, what number do you first think of? 

If the number is her 8 marriages, may I suggest 100,000,000. Because she raised $100 Million for AIDS research, much of it before anyone else jumped on board. Notable people and notable things are more than what they seem. I'll keep 8 with Yogi Berra. 

There has been much written, often with angst, about the proposal by NAR to essentially charge every member another $40 annually to support what is referred to as the "Realtor Party." I have given this some serious thought the past few days and the kernel of my conclusion is what I first wrote on Jay Thompson's article about the matter: I believe that NAR's hand was forced because the important work done by RPAC, the Realtor Political Action Committee, is not supported by enough members

I am as guilty as anyone. I never knew much about RPAC until I attended NYSAR's mid-winter meeting in Albany last month. There, I saw firsthand the crucial- and I do not use that word lightly- advocacy that RPAC does for our members and industry. I saw a work group of our best and brightest discussing how to address proposed laws in Albany that would impose draconian restrictions on advertisements by brokerages, as if we weren't already over regulated. 

For those of you who either say or nod in agreement that your NAR membership is good for MLS membership and little else (see my remark on the late Ms. Taylor), let me give you a few thumbnails on the important work RPAC has taken on:

  • RPAC has successfully kept banks out of the real estate industryy. Chew on that if the short sale or REO process work for you. 
  • New York finally passed a Commission Escrow Act which mandates that sellers who dispute and withhold a broker commission deposit the funds in escrow and go to arbitration. This is far better than having to litigate what in two cases of my own were simply dishonorable deadbeats who thought they'd steal services. 
  • RPAC is fighting transfer taxes, which are the tax de jour of some municipalities who face the consequences of their bloated budgets. Transfer taxes hurt our industry and really hurt the consumers, especially sellers who need every penny of equity they can get and buyers who are already beset with trepidation in this climate. New York transfer taxes are the highest I know.
  • They are working to preserve the mortgage interest deduction, which should need not a syllable of debate in this forum. Not a syllable. 
I could go on, but if a strong trade organization and lobbying force aren't important to you by now, just call your favorite loan officer and ask them if they wish they had a trade organization like we have. Ask your LO if they thought two years ago that the government, by imperial fiat, could decimate how they earn their honest living. I for one do not want to go the way of the buggy whip, because I know the value I bring. I ran a FSBO assistance firm for several years. I know far better than to think agents are there to suck the profit from a transaction and little else. We are needed more than ever. 

That is the very reason that this $40 is now an issue- as an MLS official I know that no move involving dues is ever undertaken lightly. I would conclude that with the low support by membership, NAR's hand was forced.The odds are that if you are reading this that you haven't ever contributed to RPAC or even gotten involved in your local association. Maybe you heard an offhand comment about how RPAC supports a candidate you dislike. This is your wake up call. If you don't like their solution, what have you done? 

Those bullet points above and dozens of others are meaningful to me. Mortgage brokers had a weak political voice and are facing extinction. Even loan officers for lenders face dramatic pay cuts. I know my value. Our industry has proven it belongs and won't be banished by market forces. No politician is going to take the business I built from nothing into my career away from me. I will pay $40 to preserve how I feed and clothe my family. As long as my name is on that red sign I want an advocate in Albany and Washington. And you should too.

Hello, Philip. As always, a thoughtful and thought-provoking post. I won't pretend to be terribly knowledgeable politically (had a full plate trying to keep kids fed as a single parent) and my trepidation has nothing to do with the $40, which as an annual figure is chump change.

The reason I have mixed feelings is that it bothers my conscience to be part of the "special interests" that seem to be in control of our political systems. I'd guess that most *PAC's believe they're doing the right thing(s), but what happens when the interests of one group directly conflict with those of another? Decisions will be made -- probably based on which group has more financial clout -- and much name-calling and finger-pointing will be enjoyed by all. And meanwhile, the average American taxpayer -- the ones without representation by *PAC -- continue to be violently scr*wed by the systems our dollars are supporting.

To some degree I've learned to be pragmatic, and that part of me says "this is the reality, so deal with it"; still, there's an idealistic part of me that would rather paint a VW bus and dream of utopia. I don't fault the NAR for the decision -- just wish the madness would end.

I just hope they do better with the extra $40 than have have in the past.  Some real bone head stunts like the Bus!

Phillip - I had mad respect for you until I saw in a comment that you are a Yankees fan... I'm going to attempt to let that go. :)

This is a great piece, and really helps explain the good RPAC does. As you've probably gathered, I'm not really a fan of AnyPAC. But sadly, they are somewhat of a necessary evil.

My bigegst beef with the proposed increase is its mandatory nature. And I think something a lot of folks are overlooking is that voluntary RPAC contributions may well drop if this "RPPSI" is approved. That unintended consequence could well do more damage to the greater good than the proposed $40 increase...

Diane- you are so NOT alone in your thoughts. I dislike that term "special interest" too, but it is accurate so I have to live with it. 

William- I agree. They have not made good decisions in many cases. 

Hi Jay- well, I am from New York you know! I dislike PACs also (expecially the PAC-10. I'm a Big East guy), but in our case we have to choose our poison. If ANY good comes of this, hopefully it will raise awareness in the rank and file of our trade organization to not take anything for granted and to get active.

Gina and I gave over $700 to TREPAC last year. Between the two of us we'll gladly pay the $80 if we can keep the real wolves away from the door. NAR has plenty of issues, but all we have to do is look at the MLOs to see what happens without a unified voice.

Phil ... No problem with the extra few bucks ... my only concern is that many folks will now think they have "paid" as their support - and have no reason to get involved in the process.  It will take more than money ... it will also take commitment!

I was just telling another agent, that the government picks and chooses who they come after, and the mortgage folks don't have the juice we do. Having a strong pac is a must. Although I've always thought that, you wrote it better than I could. Well done as usual

Jack, We have to choose our poison. There doesn't seem to be any perfect way thorugh, unless there is some sort of grass roots awakening, which is tough, because we're talking about real estate agents here. 

Scott, thanks. The government has indeed gone after NAR, but mostly in the fair trade anti-trust departments. But all that can change in a split second and we have to be vigilant. 

Ed- There will never be another Yaz. I couldn't like him because he was on the Sox but I sure respected him. I was born in 1967 so I missed that magical season, but when you consider the dominance of pithing in that era I think what he did eclipsed anything in the steroid era. I give Pujols a chance, BTW.

I agree with you, $40 a year is very reasonable for what we get in return.

I also agree with you about Elizabeth Taylor.  She is remembered for her beauty and her marriages, but she should above all be honored for her role in the fight against AIDS.

I will NEVER give to RPAC.....I don't want NAR spending my money like it did to the LIB/Dem 5th District of VA candidate that I worked DILIGENTLY to defeat and who thankfully lost....If I have to pay $40 to NAR, I'll spend double or triple supporting BUSINESS oriented candidates who will put small businesses FIRST and vote to DEfund Obamacare with it's hidden taxes on small businesses and homeowners.

Wallace, I read a comment by Missy Caulk that the RPAC that supports certain candidates is a separate entity from the one that supports or fights specific legislation. 

Dianne- I never understood why ET was such a maverick about HIV/AIDS until I understood her friendship with Rock Hudson. And she had some serious backbone where her friends were concerned.

Carla- if you want to find fault with the NAR, RPAC, and past stragegies, they are in abundance. But we have to choose between survival and being right. Mortgage brokers were in the right. They are now facing extinction. I'd prefer to have a strong voice in the halls of power. I'll settle other scores later.

Love Liz! Though a compelely genenation than I..us.. :) she would of been a STAR had she was born in the 60's. Alot of those oldtimer celebrities, they just dont have the DRAMA and negatuve aspects of the so-called stars we have today.

As for RPAC, i don't even think about it, I just give because they are supporting our trade. I will make it a point to know more.  thanks for enlightening...

Carla- I think Steve is being very partisan, and he doesn't acknowledge what they get right. And sometimes you have to do unpalatable things to survive. 

Suzanne- The more that comes to light in what is written about her, the more I admire her. I feel the same way about RPAC

I absolutely OPPOSE the proposal to increase dues for political activity UNLESS they are broken out of annual dues and the political portion is voluntary.  I strongly believe much of our national fiscal problem could have been avoided if 1) Barney Frank and his co- conspirators hadn't politicized lending criteria so that banks were forced to make politically correct and expedient loans to unqualified buyers and 2) if NAR hadn't been asleep at the wheel and had vigorously opposed Frank 5 years ago when any thinking person could have predicted that lending to millions of unqualified borrowers would ultimately lead to the collapse of housing - and quite possibly our economy as ws know it. I do NOT support an increase in dues to pay for naive and poorly considered NAR efforts that purport to be in our self interest but instead likely would only add to our financial problems.
