How Do You Feel About Virtual Tours On Your Listings? I think that in today's market, most clients expect a virtual tour on their home. If you don't offer it, you are probably losing some listings that you could be getting. Virtual tours can attract more buyers than just photos alone. Buyers today want to see everything about a home, not just a few still shots of a few rooms. I recommend not only doing a tour on the inside of the home, but of the outside as well. And don't just stop there; you can tour the entire subdivision...and should! One great advantage of this strategy is that once you do a tour of a subdivision, you can use it on any home in that subdivision. You can also use that tour to advertise for listings AND/OR buyers! The tour helps you become THE neighborhood expert! The more info you provide, the more people look to you for answers! Win/Win!

What Virtual Tour Company Do You Use?  Well, I have tried a couple different ones. Right now, I use PREVISITE. In a word,  I love it. It is very cost effective and user friendly. You can use their camera with a fish eye lens, or you can use your digital camera and make normal photos. After you upload them to the PREVISITE site, they are instantly converted into virtual tours!! No work involved!!  No stitching, No headaches! No problem! Win/Win!

What Do You Do With Your Virtual Tours Once You Have Made Them?  With PREVISITE you can upload your tours directly to YouTube©, facebook©, twitter©, your MLS, your website, and/or many other sites! You can also send your tours directly to®. My favorite PREVISITE feature is the ability to copy the html code of the tour and insert it directly into my blogs. If you follow my blogs regularly, you may have seen some of my PREVISITE virtual tours. Win/Win! 

So, How Much Does PREVISTE Cost? Like all sites, it is subject to change, but at the moment, it costs around $299 per year to avail yourself of their site and services. Sheila, I like the virtual tours that are made from still shots but do not like the ones that are moving.  The moving ones always seem to draw everything out of proportion.  I have a professional point 2 agent site that I use for my virtual tours.  They turn out great and then are snydicated to about 30 or 40 sites from the point 2 agent site.

Marchel - I agree with the moving photos.. I also prefer the virtuals made form stills. especially if you can use a wide angle lens.

Judith - I think it is a flexible site. I have never used Tourfactory so not sure how they compare. :)

I just use whatever it is our broker provides, but I will say that for someone to NOT use the Virtual Tour when they actually have access to it (in whatever format) is downright neglectful to their seller..

I don’t like virtual tours because they go too slow. I like a bunch of pictures that I can quickly glance at. Maybe pictures and a virtual tour would do the trick! By the way, be sure to stop by and read my Pay It Forward (part 3) post; you have a shout-out!

I think you've got to try a lot of different ways to set yourself apart and still keep their attention! The bottom line is, if you want to move your inventory quickly, you have to be creative with your virtual tours - not too fast; not too slow, but just right!

And of course, just when you think you've got it... something new comes along!
