Can someone enlighten me about Expired Listings...Please????

expired listing postcardsCan someone help me understand what is happening in markets where listings are expiring. We have a huge increase in both interest and orders for Expired Listings Postcards and I would like to learn more about why.

I've read that some areas have way more properties than buyers, which areas are those? Expired listing marketing is a really targeted way to market for real estate listings. You KNOW the client wants to sell their home, they are likely disenchanted with their current real estate agent and they are likely in the market for another one. Sounds like an opportunity to me.

I have read several articles and tips on marketing to expired listings using postcards and the one thing that is consistent to succeeding at getting those listings is sending out more than 2 or 3 postcards. Prospects with an expired listing are likely going to get bombarded with several solicitations to be the next listing agent. How many of those agents send more than one postcard? You can bet next to no will send more than one postcard.

Your three or four over a two week period are really going to stand out and you will be remembered. Using a series of Expired Listing Postcards like the ones on our site that all have a similar look and feel add consistency to the plan. These expired listings postcards are funny too!

Sending three posts card when they are local. YIKES. Go see them, they don't bite. Don't diss their last agent, broker and shake hands, show them how you market, don't tie them up. Then send a reminder post card with links to your blogs, website, video channel and tell them to google you to see all the social media you practive real estate around on line.

FWIW. As as person who had my home on the market for sale several years ago, and withdrew it, I received lots of those mailings. When my listing contract expired, which was three months after I had my agent stop marketing the home, one agent sent a card about every 4th day, for a month! That was overkill. If I had not responded to the first 6 or 7 cards, I am either not selling right now, or have hired someone else. 

I will say that her cards were easily recognizable. They were yellow, while everyone else's were white, and each one was different. Unfortunately, her message did not work for me. She guaranteed to sell my home, (implying that she is better than my former agent), and included on each card an address of a sold example. I started looking up those addresses to to get an idea of what the listings sold for and when. I found that those homes last sold many years before. Maybe she had thousands of cards made up in 200X and is still using them. If I had been interested in listing again I would not have called her, and I would not recommend her now if I knew someone who was looking for an agent.

My point is that the cards are a good idea, especially if yours are recognizable. And multiple cards helps you get noticed. But your message needs to be honest and appealing.

Thanks Andrews.  I like your approach.  It is unfortunate that most will not "show up/pop by" in person.  I think your appraoch is GREAT and I am confident that it sets you apart from the rest.  People want to do busines with people they know and like...they are much more likely to "know and like" you if they can actually shake your hand and meet you.  I hope you will remember us for your reminder postcards. LOL  Have a GREAT day and thanks for the feedback.

Postcards definitely add a visual marketing punch to the mix. I have found that the quickest way to turn an expired into a lead and a listing is to use all three points of contact: Mail (postcards, letters, market updates, etc), phone, and personal visit.
