NAR says 'Come closer Little Red Riding Hood!'

NARRecently there has been some discussion about our beloved NAR.  Tom Branch wrote a post saying he was happy to keep the wolves from our collective door and welcome an increase for our dues.  Then Inman News posted a great piece about where our dues are actually going.  I'm afraid that Tom is sadly incorrect - NAR is the wolf in sheeps clothing here!

I also posted about the NAR Bus tour gulping down our proverbial dollars like a NASCAR sucks gas!  I'd like to post WHERE our dollars are going and the fact that if we don't start paying attention and opening our eyes we will see increase after increase with not much to show for it.  You my ladies and gentlemen are their cash cow.


Inman News 3/22/11

"The National Association of Realtors is considering a hike in member dues by $40 a year in 2012 and 2013, ($80 bucks in 2 years folks) with the goal of raising nearly $80 million in 'soft money' for political advocacy at the local, state and federal level."

"NAR's board of directors is scheduled to vote on the "Realtor Party Political Survival Initiative" on May 14, at its annual midyear meeting in Washington, D.C. If the initiative is approved, NAR says it will be spending nearly half of its budget on political advocacy, which the group's members consistently rate as the most important benefit they receive from NAR, the group said in a 'talking points' memo in support of the initiative."

"NAR last raised dues in 2008, after the group's board of directors voted to fund a technology incubator, Second Century Ventures, among a series of other initiatives, with a $16 dues increase. Members also pay a $35-a-year special assessment for NAR's "Home Ownership Matters" public awareness campaign."

Dues allocation & breakdown -

"In its last annual report, NAR said it currently collects $80 in national dues, of which $23 is used for legislative regulatory advocacy, $15 for consumer and member relationship building, $15 for state and local association services and support, $10 for economic and technological research, $7 for code of ethics, legal policy, and enforcement; $5 for publications (Realtor Magazine and Realtor.org), and $5 for commercial and international alliance partnerships."


I can't remember welcoming nor condoning this 'Home OwnershipNAR Matters Bus' - but let's just call it the 'bus out of control with our dues dollars'. So somewhere along the line because of my own ignorance I am now paying for this bus and if I don't speak up soon there will be another $80 increase which I cannot afford.  How about you?  

That is $35 on the 'bus' assessment and then another $80 coming down the road for a total of $115 dollars each x 970,000 approx. NAR members = $11,155,000.  That's some serious coin!


NAR is the wolf at your door with it's paw greedily grabbing at your picnic basket and pocketbook.  You my friend are little red riding hood and we all know how that turned out!

Lyn, I am so glad you post about this, I for one am VERY vocal at my local assoc board meetings about how much I do not like NAR and I do not feel they represent Realtors well at all. Over the last few years I have written quite a bit about the previous "use a Realtor" bill board campaign. With all the technology that out there today, they choose to use billboards with an outdated ridiculous message. I am definitely not a fan of NAR

Gerry: Many people from those other posts don't really know where their dues $$ are going. That post told me that plus I didn't realize we had the 'bus assessment' which was clearly stated in NAR's literature.

I'm with you, Lyn.  What a waste of our dues.  We didn't ask for it, but we got it.  Not only a waste, but it makes us look like a bunch of environmental morons.

Lyn,

I responded to Tom's blog with a suggestion that there could be ways for NAR to do a little belt tightening such as stop printing and mailing the NAR magazine. 

Tom responded that that would only be a savings of about $10.  OK well $10 is a start.  Why not other budget reductions and not just pass on a fee increase to all members?

Richard:  $10 is a savings. I thought that the breakdown of our dues was very helpful & yes it is only a small savings.  Think of what gas costs for that bus?  Belt tightening indeed.  Fiscal responsibility for our dues $$ and a little respect for how hard I work to earn it.

Chris Ann:  The world is driving a Prius & we have the bus that gets 8 miles to the gallon. Sure, let's just drive it across the country & stop at EVERY gas station along the way.

Lyn, I never knew where my dues were going. I simply paid them because I had to like everyone else.  So now that you have provided this information, what do yu propose we all do about it?

Thanks for stopping by my post on the dues increase. I agree there are areas where NAR could and should cut back internal spending as well. That's some of the message we need to be sending to them. I don't mind an increase to keep up with political requirements, but I would hope my national association is as fiscally prudent as my local. We haven't had a dues increase in nearly 15 years.

Lyn - great info! What I find really disingenuous  about NAR are their prognostications about the economy and our industry. People have become so much smarter about a lot of things and the info they release is just laughable IMHO. It makes us look stupid and even less respected than we already are as an industry. Our Image is what really needs an overhaul IMHO and I believe much of that should start with some barrier to entry in our profession (such as higher dues or tougher testing or something) to clean out people who aren't doing / or don't have what it takes to be a true professional in this business. Until then, people will call us at 10 PM or 15 minutes before they want to see something as if we have no schedule, no business, or no clue. OK, just had to get that off my chest. I do agree the Bus Tour is completely ridiculous and NAR needs better marketers on staff. I welcome your wisdom, appreciate your opinion, and look forward to learning more from you.

Yeah that's the ticket.  The bus is a money maker for NAR.  Lyn do you know Laurie? Your blog is the only one on ActiveRain that  she has commented on.  Laurie Loves Lyn

Perhaps NAR is transporting people from one place to another... NAR is in the transportation business on the side. On the other post of Lyn's  Laurie Barrera says the writers on houselogic are paying NAR to write content on houselogic.  Or there are ads on houselogic.  Or maybe it is just that NAR sponsors are underwriting houselogic... which is not non dues income and does not fuel a bus, or does it.

Maureen: No I personally have never met Laurie but I respect her coming out for NAR. She's fighting mad I guess & has met the bus tour in Idaho recently.  Laurie's comments are always welcome.

Lyn, thank you. I will call NAR and my local contacts to ask how that assessment was distributed. For instance, how much went to radio and television advertising, how much went to print, and if the outside revenues did pay for the bus, as I had been told.

I honestly don't have time to look at all of the Active Rain blogs. I read some occasionally. I try not to be on my computer so much! :-)

PS you are feisty! Why don't you run for office?

Laurie:  I have no ambitions to run for anything. Just point out a few things that I have investigated for myself that I feel need a spot light put on.  I never knew of NAR's intentions to raise dues $40 per year for the next 2 years and I think it is clearly ridiculous based on agents sales volume.  Don't they know that each agent is either not selling the same amount of homes or that our median price is lower? They are the NAR right?  It's kind of a slap in my face.

Just be sure that you talk to someone on the local level that really 'knows'.  It's 'what they think they know' that's dangerous.

Lyn, the increase is not based on sales volume. It is based solely to increase NAR's political advocacy on issues, initiatives, and legislation as well as support the candidates that support our industry.

Tell you all what, I am going to NAR's Mid-Year in May. I will have lots to report, won't I!

NAR's annual report is such drivel.  For an organization this huge, an annual report should be way longer than 18 pages.  Included in the report should be how much they are getting in advertising from R magazine, R.com - especially what they are getting from agents that showcase their listings, and every other brand they own.  They also need to publish salaries for every single exec, and average salaries for other employees.  That this information isn't available, I know because I spent quite awhile searching for it, is bs. 

Raising dues that will bring in somewhere between $80-100 million for political activity, and making it mandatory, and not giving members a voice in where the money is going, or even if dues are raised, has got to be one of the worst decisions, ever. 

In way too many locations licensees have to join NAR if they want MLS access.  It may be a cost of doing business, yes.  But a forced political donation shouldn't be.  We are not part of a Union, and people should not be making a comparison, I have read many such comments.  Typically with Union dues, one gets medical, vacation, sick time, a pension, and in most states, bargaining rights. 

2/3 of the funds will only go back to State Associations if they hit their RPAC goals.  People that have been saying this isn't tied to RPAC are mistaken.  So NAR to have their cake & eat it too.  Cool, huh?

Sorry for the big huge long rant. but NAR's like one of the biggest lobbying group around.  It irks the heck out of me that *this* is what they want buck for, not education, not to rein in bad agents, not to help struggling agents.  But to line some pockets of people in D.C.

R.com is Move.com not NAR wouldn't "they are getting from agents that showcase their listings"   be in Move.com's annual report not NARs?  Isn't the "what they are getting from agents that showcase their listings," R.com (Move.com ) NOT NAR?

I will agree with Kathleen R. Cosner that the idea of a forced political donation is crummy.  I am NOT opposed to the increase in dues.  I am really not opposed to our industry buying clout just like any other industry.  Most of us have to be members of our local and state boards as well as NAR to have access to mls.

Maureen:  I'm more interested in what they are currently doing with the boat load of money we are giving them. Then they want more for the future. I don't think they are currently using it prudently.

Kathleen has a point about the annual report being a little on the skimpy side. I don't think that agents really realize all the different spin off's (Move) that have gone on.

That 2/3rd rule is alarming for local boards. Anyone out there verify that?  That would penalize local boards by not reaching their RPAC goals because then they would not get fully funded.
