We did the same thing many years ago and it worked well for us and our clients until the market CRASHED!!!! It was a very good lesson to pay for properties in full before buying others. Leverage hurt many people in real estate.

Investing in anything and "over extending once financial ability" is never the objective.
Investing in Real Estate using a predetermined set of parameters based on your own set of logical and safe boundaries (not based on what the bank will lend you) and based on always having a positive cash-flow and removing speculation from the equation will generate a safe and profitable cash-flow machine.
Way to many people used to buy real estate based on the hope and wish they could sell it at a profit quick, and did over extend themselves, just because the lenders let them.
We suggest you follo out tips and future posts to see how a well rounded approach to investing in Real Estate will remove any and all "luck, speculation, bad investments" from even remotely being considered as options in your real estate investment system.
