I Waited to Write the Story...Because I Couldn't Believe It Myself!

A couple of weeks back, I was sitting with clients preparing to write an offer on a property.  I called this listing agent at about 5:30 PM on a SUNDAY, god forbid. 

I was cut off with "Send me an email."  Even though the client had a question prior to writing the offer which I explained. 

This is the first email I got after sending him feedback that said if he couldn't answer a question from a prospective buyer while writing an offer, I wasn't submitting feedback on the property.   We moved on. 

Apparently, he could respond on Sunday night, just not when the buyers wanted to write an offer on his bank-owned property. 

 1. We all have our priorities in life, I work 60+ hours per week but we always have Sunday dinner together, I told you that and asked for an email. As you can see I or my partner would have responded quickly. You need to grow up.

He did not tell me he was at dinner.  But, nevertheless...This email was sent a few minutes later still on Sunday night.

2. Thanks for the constructive email. I do work 7 days a week and try to be as helpful as I can, I'm sorry that you called as I was sitting down with my family. If I can ever do anything to help you get past your cynicism in the future just ask. Its agents like you that make agents like me not answer our phone at all on the weekend. Keep up the good work and I hope you have great success.

Really, agents like me who are asking questions on behalf of the client who were prepared, ready, willing and able to write on your listed property? 

Sorry to have bothered you.  I will know better in the future.

It can be annoying for the listing agent, but hey . . . it's the buyers' timeframe.  Maybe they only have Sunday to write something up, because on Monday, they'll be busy with life (work, getting kids to school, etc.)

Hi Suzanne,  I called an agent their cell phone and was chewed out for calling them on their cell....I said if you do not want cell calls then why are you listing your cell phone number on the MLS?  I can't tell you the verbage that followed after that.  I apoligized for the bother and included that my client has decided to pass on this property.....

Oh, yes, he does have a tude.  He USED to be one of the sellers of prime real estate in a neighboring town and put on lavish lunches for agents touring his mini-mini-mansions in the good old days.  Now, he sells bank-owneds.  Everyone's gotta make a buck.

But, really, too busy to take a phone call from a prospective buyer? ...I am with Tish...the investor, in this case.. should know that the agent can't take calls from buying agents on the weekends...when we typically sell real estate.  Should we only write offers Monday through Friday?  I was going to say 8 AM, but that is probably too early...say 9 AM to 4?  Banker's hours?

Suzanne, I completely agree with what Richard said in the above comment...if you can't speak nicely on your phone, don't speak at all and either turn it off or let it go to voicemail. :)

Shocking what some agent seem to get away with. I find REO agents seem to have giant Ego's. Being discourteous seem to go with the territory..

Well he did beter than I would have. I would not have answered the phone at all and would have responded to your voice mail on Monday. I don't work on Sundays. If we miss a deal then so be it. My sellers know my hours prior to them hiring me.

I also think that if a buyer didn't make an offer because I couldn't answer their question on a Sunday evening then they are just going to be a pain in the arse anyway. Or maybe it's because their agent is bad talking the listing agent because he doesn't work on Sunday?

I never understood why a buyer's agent needs to ask question before writing an offer. Just write the offer. Place the questions on the cover sheet. Or make them contingencies if the deal depends on getting the right answer. Wouldn't that be easier than getting anxious over something?

If agents choose to work on Sunday then they should also accept the difficulties they will incur for doing so. And the buyers should be prepared as well. Especially if they are offering on an REO. The banks are closed.  The offer won't be looked at until Monday at the earliest if you write it on the weekend. So really there is no rush. Is there?

  Be there when the seller needs you most....OR the buyer is likely to say "next" ....and how does that best serve either one ?  Bet you will think twice before going out of the way to show his listings again.

Bryant, not answering your phone is one thing.....being snotty is another altogther.  And, yes, I work on Sundays because most of my clients work Monday through Friday.  I need all the opportunities I can get to put a roof over our heads and food on the table.

Suzanne, there are many reasons why it might be an inconvenient time to answer the phone.  It might be better in some cases for an LA to let a message go into voicemail and respond as quickly as possible afterward.  I think your point is that if an LA is going to pick up the phone, at least they should be civil and acknowledge a BA who is trying to write an offer on their listing.

I see both sides of this one.  LA should not be snotty.  LA should not have answered phone!  I only answer the phone when I know I can give the caller 100% attention. 

I bend over backwards for my clients and their time schedules.  Not so much for other agents.  Honestly -- if a offer is contingent on getting an answer NOW, then it doesn't sound like a great offer.

When I'm the BA and can't get immediate answers, I work with the buyers to do all the paperwork they can, and then do the remaining stuff after the questions are answered remotely via DocuSign.

I have found that it is really not unusual for REO listing agents NOT to work on Sundays.....it can indeed be frustrating when they won't even take a call or return it within a decent amount of time!
