With inventories climbing and competition for buyers fierce, here are some must do's prior to listing your home that cost little money and can make a huge impact on getting your Connecticut short sale closed.
1. Declutter - Countertops clear, closets organized. Now is a good time to sell or donate items that you know you are not going to want to move. You may also want to put some of your belongings and/or furniture in storage to make your house feel more spacious and to help the buyer imagine his/her own items and furniture in the space.
2. Stage each room - Each room should have a single, clear function: kitchen, dining room, living room, bedroom, office, etc. A room with a futon, desk, and treadmill or a dining table and a computer is confusing and unattractive to buyers. Staging each room according to a single function will be easier to do if you have decluttered.
3. CLEAN - Everywhere. Kitchen and bathrooms should be gleaming, dust the bookcase you haven't touched in 8 years. Buyers want to feel like they are walking into a clean slate - literally.
4. Depersonalize - Your wedding pictures are beautiful, and your children's artwork is adorable, but, again, you want the buyers to feel like they're in their own house and picture themselves living there.
5. Spruce up the yard. - Grab the rake, put down a little mulch and keep the grass mowed if it's summer and the driveway and walkways shoveled in the winter. MAKE A GOOD FIRST IMPRESSION.
6. CLEAN AGAIN!
7. Pick up a roller - Not everyone's favorite color is poo brown. Hate painting as much as I do? Put the kids to work! Use light, neutral colors. You want your home to appeal to the most people as possible.
8. CLEAN. One last time for good measure!
