My Friend's Friend Chose Another Real Estate Agent and It Didn't Go So Well

This is a true story but we will change the names of the people and the place to protect identities. We'll call my friend Joe. Joe has a friend in, let's say Florida, who wants to move back to Kansas City. We'll call Joe's friend Betty.

Betty needs to sell her home in Florida before she can move back to Kansas City. The real estate market in Betty's city is dismal. She is anxious about being able to sell her home. Betty tells Joe all about her concerns so Joe says 'Not to worry, I have a friend in the business.' Joe calls me; I call Betty.

After speaking with her, I thought I knew just the real estate agent to help her. He is someone I 'see' on Active Rain all the time. He is knowledgeable about the Florida real estate market, he communicates well in writing, he shows compassion for his clients, and he has a sense of humor. We'll call him Fred. After double-checking a few things about Fred on the internet, I called him. He called me back quickly and we talked. We talked more than once.  Fred had all of the qualities I look for in a real estate agent: honesty and integrity; knowledge; compassion; good communicaton skills; good negotiating skills; and a sense of humor.

Fred went out and met with Betty. She was not yet ready to list her house for sale; she had a few projects left to finsih before the house would be ready. Fred reported back to me to let me know what was going on. He kept me updated with emails and phone calls as the house was prepared for sale. I knew that Betty would be in good hands with him.

Then one day, I received an email from Fred saying that Betty had listed with someone else. Although Fred would not speak ill of the agent she chose, I could tell he didn't think it was the right thing for her to do. C'est la vie, right? We had done all that we could do for her.

I forgot about Betty until the other day when I received an email from my friend, Joe. He said that Betty was very upset. She said that there were 'big troubles, possession before closing had been snuck into the contract, the home was being sold to another Realtor© (are they really?), paperwork not completed correctly, no closing statement and everything was a big mess'.

Betty says she wishes she had gone with the guy I sent. -Sigh- I didn't send the flashy one on the billboard, I sent you the good Realtor© who would take care of you!

You, Joe and Fred did your thing to try and assist her.  Too bad she didn't take the advice and now has a "mess".  Did she offer any explanation for why she didn't have Fred list the property?

You know Sue, when Fred told me she had listed the property with someone else, it was already done. I didn't feel that I should say anything to her at all. Questions might have made her feel as if she had made a bad decision - which she had - but it's not up to me to point that out.

Thanks, Debbie. I don't feel guilt; I just wish she would have listened when it mattered.

Maria, It seems that sometimes, people do make the wrong choices and there is no way to stop them.  In this Seller's situation, she appeared to be desperate.  As much as she complains, she did sell her home, which in this market, is good.  Unfortunately, she received a few bumps and scrapes along the way.  The next time she is offered a referred agent, I bet she takes the choice, easily!  Lesson learned!

Doesn't surprise me.  What does it take for buyers/sellers to realize that we are ONLY trying to do the best for them?  I guess it's all the bad press and the agensts like Betty picked instead of Fred that help create this unwillingness to trust.  All we can do is keep giving that SOUND and TRUSTED advise!  It's up the "Betty's" of the world to take it or not.

Update on 'Betty's' dilemma. Betty hired an attorney who straightened the whole mess out. I don't know how much the additional attorney fees cost her.
