How should you educate your buyers? I know, I know...we all know, but when 'rubber meets the road', we live with lame excuses from the buyers and hope for the best - that someone else does not sneak in.

Homebuyers Should Take Control of the Property That They Want
When I was an agent with KW, I used to facilitate a workshop based on Gary Keller's "Millionaire Real Estate Investor" book. One of the things that has always stuck with me from the book and the workshop is that buyers should "take control of the property."
Although the premise was a bit different for investors, the basic principle is the same. It is far better to make an offer on a home that you know that you love and is a good deal than to let it get away while you "think about it" for a couple of days.
We have just recently experienced two buyers who let properties slip right through their fingers. The first because they did not take our advice and base their offer on a particular contingency. As a result, someone else came in right behind them with an acceptable offer. The second person wanted to think about it for a couple of days and that cost him the house. By the time the ink was dry on the offer that he finally decided to make, another buyer's offer had been accepted.
So I say all of that to say this, once you have found the house that you've really taken a shining to, don't let it slip through your fingers. If you present an acceptable offer (or even one that leaves room for negotiating) and the seller accepts it, the chances are that no other offers will be considered after the seller has accepted your offer. But thinking about making an offer on a property does you no good in preventing other offers from being accepted.
Don't let fear stand in the way of getting what you want. Take control (possession) of the situation. Procrastinating will only cost you down the road.
