One of the best things about working with a Realtor to sell a property is the experience they have with selling houses. It's that experience that earns them a nice % of the sale.
Realtors should never have to be the "bad guy." Inspectors, appraisers, loan officers, and even photographers can fall into that role when some (at times harsh) truth is revealed about the property. Some theoretical situations ...
- "Your foundation is cracked." - Inspector
- "The property is worth 33% less than asking price." - Appraiser
- "I'm sorry but we can only fund the purchase for X dollars." - Loan Officer
- "For the pictures to turn out great, we'll need to remove the political flag from the wall and stash the medicine bottles." - Photographer
We put together a little list that my Realtors can give to their clients before we photograph their property. So far the feedback I've received has been positive.
As a virtual tour provider, do you give your clients a similar list?
As a realtor, do you find a list like this useful?

Here are some helpful suggestions for getting the most out of your virtual tour photo shoot. We look forward to working with you!
Before our visit:
- Remove all clutter and paperwork from the kitchen counters, desks, dinner table and office area.
- Hide toiletries in the cabinets and place the toilet lid down. Hang up your nicest towels.
- Temporarily move picture frames, stuffed animals, knickknacks, children’s toys and other personal effects until we are finished photographing. This will help the home buyer picture themselves living in the home.
- Park your vehicles either in the garage or on the street, where they will not appear in the shot. This will give us a better, unobstructed view of your property.
- Run a quick broom or vacuum over floors.
During our visit:
We love taking photographs. It is more than just how we earn a living – it is what we do in our spare time too! For best results, here are a few suggestions:
- Put the dogs and cats in an area that is not going to be photographed. (Garage, spare bedroom, bathroom, somewhere safe)
- Remove any pet toys, food, scratching posts and cages just during the shoot.
- We love to chat but need to spend the allotted time taking photographs. You will be glad we did.
- Let us know where you’ll be so we can find you if we need help moving something.
We might:
- Open or close window blinds/curtains.
- Turn on or off certain lights in the house.
- Close or open bedroom doors.
- Move a phone book, blanket, bath mat or coffee cup out of a shot and replace it when we’re done.
We will:
- Let you know about anything that we move.
- Process your photos and give the images to your Realtor® that present your property at its best.
- Be courteous and polite while on your property (and afterwards too).
If you have any questions either before or after the photo shoot, please let us know.

Crystal, You may want to also post this in the Photography Group. I bet they'd get a chuckle out of moving the political flag and meds. :-)
