Lonn, I do thing that there is a big future for video in real estate. So far I have not used it much, but was just thinking today of videotaping some of my client's testimonials for my website.
Lonn: I thought I'd share what I've learned when I asked this very question lately. The most important fact that I wasn't aware was that "Bells and Whistles" included on your site affect search engines. So, you might want to keep that in mind!
Absolutely! For so many reasons (people love watching video on the web; sellers love it because it cuts down on needless 'looky-loo' traffic, agents love it because it sets them apart from all of their competitors when going after a listing, buyers love it because it's the most realistic presentation available on the web - it blows away the old fashioned 360 degree, 'funhouse' tours.)
Customers LOVE video tours, and am now seeing them demand their realtors use them if they are going give them the listing! Customers get it... Realtors don't. It will just take some time...
Search engines are now starting to give priority to sites with video. I'm sure Realtor sites aren't far behind. I won't even take a listing seriously if they don't have pictures. It's too easy not to add the extra effort and do a great job listing. There are tons of services out there that are very reasonable doing the job for you.
Aaron: It's not just 'priority' with search engines.... When I shoot a house on Wednesday, there's a 95% chance it will be on page ONE of Google within 2 days. Often times it's there more than once! With Google's new Universal Search, they are also incorporating thumbnails in the search results for video... which calls even more attention to it. Here's an example - and this video was shot well over a month ago and still ranks very well WITH THUMBNAIL.... for the top search term in that area.
