Failure To Maximize Your Home's Appeal In This Market Is A Losing Proposition For All Involved.

There simply too many other options!  Buyer's will turn up their nose and keep going. I really believe that selling property is a joint effort. As a REALTOR®, I cannot afford to invest my time, efforts and financial resources where there is no serious commitment on the part of my client.

The purchase of a home is a major event. The Buyer's decisions are logically, emotionally and /or financially based. When a prospective buyer is weighing a decision to buy or not to buy, 

    Your home should be screaming "Pick Me, Pick Me!"

 

In today's market where some Sellers (are upside down) actually owe more than the property's market value. Many Sellers just don't see the benefit of making an investment in preparing the home for sale. In most cases, the Seller has completely tapped the equity from the property and there is no obvious incentive to putting any additional capital on the table.  

                                                                            

 

There's a lot to lose with such an attitude. Time and money! This is a market that requires team work and commitment on behalf of both the Seller and the Agent. Seller's resistance can result in lack of traffic, loss of opportunities, and lengthy days on the market.  The worst case scenario is the home's failure to sell. I once listed a property that sold for a lot less than a similar property in the same subdivision because the seller would not properly prepare the home for sale. Fortunately, because it was a Seller's market I was able to secure more than the offering price.  Ironically, when my Sellers began looking for their own home they were very particular buyers (they wanted everything in mint condition). 

Currently in my community home sales are half of what they were last year. This is clearly not a Seller's market! Seller's, don't miss out. Just for a moment, put yourself in the prospective Buyer's shoes. Now take the Buyer's tour. Will your home meet the test? Will it compete with the rest?  

 What message does your home scream loud and clear?

Hey Dionne! I think this is a great post! I am REALLY surprised that I am the first and only to comment on it! I would have sooner, had I not been away from AR for a few days! You are so right about the importance of making sure your home is appealing! Staging a home is essential to today's market! It doesn't even have to be expensive for that matter, sometimes it is a matter of a little paint, moving things around and packing some things away. I wish we could get this to sink in to more sellers. :)

I actually provide my Sellers with a copy for their files. When I review it with them typically they laugh but more importantly they understand what our challenges are.

P.S. I saw the new addition to to your family. She is precious! Be prepared, in a few months she will be running things.
