Easiest commission you ever made

Very well said. Nothing more to say. We ear our pay and we should get all of it not just a part of it. Our job looks easy because buyers or sellers don't see the hours we spend on research.

I just finished reading Pat Haddad's blog  You Sold My House in One Day - Will You Lower Your Commission and it reminded me of my most recent transaction.

A previous co-worker from Chicago who now lives out here in Scottsdale called and asked if I would help them find a home.  It seems they had been out looking and checking Craig's list and going to open houses - weekend, after weekend, after weekend.  I asked them if they were working with another real estate agent - no.  Then, I asked them why they hadn't called me sooner.  Well, they just thought that with the internet and going to open houses they would be able to find what they wanted "on their own."  (Fodder for another blog.)

So, I asked them a myriad of questions, where, what price range, what size lot, pool or not, # of bedrooms, lot orientation, etc, etc.

I sent them 5 listings to review by internet.  What - only 5 in this market?  Yes, only 5.  All 5 matched 100% of their needs and wants AND they weren't short sales, which matched their now short moving time frame.

At the second home we viewed, they said, "We want to put in a contract on THIS HOME, NOW."  We did and they moved in 3 weeks.

Why this relates to Pat's Blog  is that the wife, who is my puppies' vet, said to me, "That's got to be the easiest commission you ever earned.  You only showed us 2 homes and closed a transaction.  You should give us some of your commission because it was so easy."

Yes, and you "normally" only see my puppies for 5 minutes a year for their wellness check ups and shots.   But, you also see LOTS of animals who require a lot more care.

The REASON you chose this home is because I LISTENED to what you wanted, I RESEARCHED your area and I REVIEWED everything I could based on your needs and wants.  Because I made it look easy, you wanted me to give you some of my commission.  It LOOKED easy because I did what I was taught to do.

When I bring my puppies to you for their annual check up, YOU make it look easy - because of YOUR education (far more than mine, thank goodness.)  But because YOU know YOUR stuff, you EARNED your pay.

Didn't I?

Thanks, Pat, for reminding me of a similar situation and great job on selling your listing so quickly!!!

That doesn't sound like much of a reason to lower your commission. Every so often, you arte entitled to have one go well.

How many times have we worked hard for buyers or sellers for weeks or months at a time, only to have them change their minds and decide not to buy or sell?  We all deserve the "easy" ones from time to time :)
