I just finished this webinar.   

BEWARE!!!

Of course, as expected…

It was interesting and they claimed all throughout that it is a FREE service and they give you 125 short sale listing leads a month in exclusive territory based on people who are 30 days late (not public until 90 days late) so you have head start in listing them.

They provide lots of training (lots of stuff I saw was exactly the same as we get from Keeping Current Matters slides).

Then at last 5 minutes (I hung up) they explain how it is FREE again, BUT

ONE TIME Security Deposit of only $97

AND monthly Security Deposit of only $97 a month

AND they get 1% at closing

Why or why do these "companies"  lie so much to us?

I knew "free" wouldn't be free, BUT,  c'mon.   To call it free, but use the term ONE TIME SECURITY DEPOSIT and ongoing MONTHLY SECURITY Deposits.

 

Let the buyer beware....

Agents, don't waste your time when YOU get invited to this one hour seminar!

What I sent ot them and was retued undeliverable. No integrity here as any comepny doing busienss in California has to be licensed in California. Do not trust them.

I have for 3 years been working on BPO’s and am tired of that. I have retired my business for the moment until the banks mess gets resolved, and real estate starts back in full swing. I also have a campaign for solving in such a simple way what ails the California economy, lack of buyers due to ultra low consumer confidence because of unhealthy state with too many people out of work.

This needs to start today and we will see a new bevy of employment that is sustainable, building will occur again for those that want to purchase new homes, the new workforce will come in purchasing older homes thus solving short sales, and banks will see normalized foreclosure rates. All business should be motivated to do this as seeing the successes in Massachusetts. Even Republicans are starting to see the merits.

Then I will be back in real estate as it will again be normalized and running full force. This call to action needs soldiers. All help is greatly appreciated, the Federal Obama Care exchanges are not enough and will take 10 more years due to unforeseen litigation. The litigation is done in Massachusetts and that State is doing quite well under the circumstances.

Toby and John,

I find your perspective of our webinar interesting and informative.  We are always looking for constructive feedback. We make it a point to never say our program is free.  What we say is, "We have created our program so our partners "can" receive everything for free." Then, we explain how easy it is to have all deposits refunded as we close transactions together.  We've worked extremely hard and spent countless hours in strategic meetings to create a model that would allow our partners who perform even at the most basic or average level to receive all services and leads for free and still be able to have a model that is profitable for us.  

As far as the 1% goes, the buyer pays that.  If they don't or can't, then the agent or broker pays it (on avg. that is only 20% of the time).  Our model is set up though for our partners to significantly increase their gross commissions (even if they are paying 1% on some of their short sales we close together), have all their deposits refunded, and thus significantly increase their overall commissions for free.  25% of the 1% is credited/refunded back to our partners to negate their temporary deposits.

Additionally, once someone has a short track record of converting leads into listings and closings, we waive the need for any deposits and will increase their leads to as many as they can handle -- all at no cost or deposits whatsoever.  We have many partners who haven't paid even a temporary deposit for a long time and are getting as many leads as they can handle -- again, all for free.

We have received overwhelmingly positive feedback from our webinar attendees and partners.  That doesn't mean we can do some (or even many) things better though.  I actually would encourage people to attend one of our webinars and judge for themselves.  If there are others that feel we are presenting things in a misleading way, we'll change our approach for that certainly is not our intention.  At the end of the webinar, we had an awesome question and answer session.  I would have loved for you to have stayed around and provided your feedback or asked clarifying questions. 

I respect your opinion and will look harder at our presentation.

It is totally ignorant to base something you are going to do or not do on the opinion of someone else.  Most people don't have the proper comprehension of any type of program and are always looking for something for nothing anyway.  How dumb can you be to hop on the internet and read one or two or even a few comments about something and use that as your authority.  If you're a Realtor, look at what uneducated Buyers say about Realtors!  Are you serious.  Be a Leader and stop being a follower and listening to garbage that has no basis.  An intelligent person would participate in the webinar and form their own opinion. Im sure you are not THAT busy selling houses that you can't spend an hour to find out about something that may help you. Go figure....

Thanks for posting I was on the Webinar.  I googled them and your post came up so I didn't waste but 5 minutes with them!  Thanks for posting!  I'm tired of company's trying to suck us dry, when all we want is to do business and Sell Real Estate!

I am a subscriber of this program and it is a very good straight forward system. FREE is a buzz word, but when it was presented to me, it was not presented as FREE. It was presented correctly as a one-time fee of $99, then a DEPOSIT of $198 IF you do attain a level of success where you have 5 short sales in process, then they start refunding your deposits. 

 

I personally believe they're 100% legit and this is a good opportunity for what it is. They're not perfect but after marketing with close to 10 companies in 8 years and spending upwards of $100k in marketing over that time, this is worth your time if you can get over the marketing buzz word "FREE."

 

Why be afraid of information...this is one of the cheapest systems out there and short sales aren't going anywhere anytime soon. This is not right for everyone, but I would recommend it. 

This is a complete system. If you want me to update you later with my progress, I'd be happy to. I've been with them one month and have had 3 appointments.

Well, it's now July 2013 and I just got sucked into joining one of their webinars.  While waiting for them to begin, I gooogled Bowman and short sales and your great post showed up.  I WAS pulled in by the "free" and I want to thank you for giving me back the hour I would have wasted!  

As far as Felix Hung and his progress with them I just checked his blog and he has NO posts about it in fact he has not posted on AR since 2010 and his comment was from 2012???  I hope he is doing well but NO follow up about these people?    

I also agree companies like this just are in it for the money they can make. So-  Toby and John-  Thank You  again  Bill

I closed 5 properties with the help of this company and still believe they are a solid company. My business partner and I are currently carrying over 30 short sales so I no longer subscribe but if we needed more business and had the help to close them, I wouldn't mind re-visiting with them.

Yes, I am no longer active on AR. The downside of posting is that people will also reach out and call you for testimonials and I am not making money when that happens. Yes their system works and the 5 deals totalled over $60k in commissions to me BUT if you call me and if I take your call, please respect my time and limit the conversation to 5 minutes or less. I have had fellow colleagues call me and ask an endless amount of questions like it's my job to convince them this is a good company.

Use them or don't use them. It doesn't effect me. I just wanted to stick up for them and their product.

Jeremy Bowman was arrested for an altercation with his wife. He is now in the market of selling technology with a product called HipDash. He has been in a mountain of drug problems and was even homeless for a short period of time.

He also embezzled money from RealPrompt (for his speed and heroin addiction) and was eventually pushed out by Woods Davis (who still holds the company to this day, yes they're out there still trying to sell leads).

They have a ton of different aliases for their company and as a former employee it was sickening to know that they were selling so many terrible leads to so many innocent RE agents.
