Arizona Distressed Properties Over $1,000,000

Wow!!!!   I was messing with my new consumer facing home search this morning and trying out a lot of the features.  I wanted to see how many homes there were in Arizona with asking prices of over $1,000,000.  I was pretty amazed to see there were almost 1400 just in the Phoenix metropolitan area.  If you would like to see them all just click this link - Homes in AZ over $1,000,000.

I then took it a step further and with the click of a button was able to view all of the distressed properties for sale over $1,000,000. There were almost 100 of them.  To see them just click this link - Arizona Distressed Properties Over $1,000,000.  I went on to narrow the results a bit further and found 44 distressed properties over $1,500,000.  And 19 distressed properties over $2,000,000!!!  The most expensive distressed property I could locate in the entire valley was located at 7004 N. Invergordon Road in Paradise Valley and the asking price is $14,500,000!!!  It appears this home is in the final phases of construction.

*Please note that distressed properties do not include just short sales and foreclosures.  They also include estates where court approval is required for the sale, which is the case in some of these higher dollar homes.

You are a Google Maniac. You are so true to the Generation X mind set.  (that's another blog)  .  About 2 weeks ago I talked with very reputable remodeler in Scottsdale.  He lives in the Carefree/Cavecreek area and told me that the market for $1,000,000 homes is definitely going up, so your interest could be ahead of the curve.  YOU ARE DOING YOUR RESEARCH.   

I also saw this week that Phoenix now has the designation of being number for the biggest drop in home prices in February.    More than Detroit.   The thing about Detroit is alot of those homes are older homes, and the majority of the homes in Arizona have probably been built more recently.  The new development in Detroit usually goes outside the city, into the suburbs.

...but keep in mind something I recently observed.   I was asked to consult on a nearly $1,000,000 property that had been on the market for the last year, and it was vacant.  Never staged.  The house of course was very unique, but  I had a verrrry difficult time looking at the listing trying to determine what the rooms were, or their sizes.    Vacant properties do not indulge the buyer's taste buds for a bite of something more.  They are stale, and offer nothing but empty wall spaces. 

I did not stage this property, and it is still not staged,..but the price did drop.   The price drop could have more than paid for the staging, and more than likely would have sold by now.  The agent would have gotten a commission, and the sellers could have mored on.  

The point I'm trying to make is this, if you're selling a property like this, no matter how beautiful it is, most buyers want to be seduced today!
