When is the best time to put your house on the market?

WHEN IS THE BEST TIME TO PUT A HOME ON THE MARKET?

            No one can tell you when the exact right time for you to put your home on the market is.  That is a very personal decision since you may be affected in several different ways.  An experienced Realtor can guide you through the market in your area and help you decide what works best for you.

            In the Mt. Juliet, TN market spring is definitely a popular time for buyers to be out looking for a home.  After a long, hard winter, all areas of the Eastern U.S. are hoping spring will bring about more demand for housing.

            Some things to consider when thinking about listing your home:

• Is your home currently ready for showings?  Is it clean?  Is it clutter-free?  Have you tended to any maintenance issues?
• Are you prepared for showings?  Can you be able to keep your home showing-ready on a daily basis?  Are you ready to be away from your home for a few hours at a time if someone wants to see the home? 
• Do you understand the financial costs of selling a home?  Have you considered how much closing costs and Realtor fees may be?  Do you need to pay for improvements before listing the house (like new flooring or paint)?
• Have you researched and found a Realtor?  There are thousands of Realtors out there; have you taken the time to decide which one is the right fit for you and you situation?
• Do you know where you would like to move?  In some cases, an offer can come quickly after a home is listed in the MLS.  It is common for closings to happen 30-60 days after acceptance of an offer; leaving you little time to find a new place to live.
