The cause of many a seller's worries....that first showing. Will it happen in the first few days? Or will a week go by and they will start to think that it was a big mistake to put their home on the market?
After all, it is like putting yourself on the dating website...the prettiest homes that are priced right are the first ones picked right? Once the listing agreement is signed, it is difficult for sellers to get their home show ready as they leave every morning, only to come home to no business cards on the kitchen table.
So what can we do to ease that tension a little for the seller? Simple...I think that we can do a little pre-marketing to get buyers and their agents interested! Holding a neighborhood open house where the sellers can invite all their friends and neighbors to come and see all the hard work that they have done to get their home on the market.
This is done the day that the property hits the MLS, BEFORE the sign goes in the yard. I have had great success with this type of exposure! Your neighbors can be the best source of a buyer for your home, especially if you go out of your way to make them feel welcome!
BUT
sometimes, let's face it... it just takes a little patience!
Rest assured...All their hard work will pay off! The first two weeks on the market can build anticipation s-l-o-w-l-y...ESPECIALLY the first week on the market.
There may be a showing or two, but it is the second week, leading up to the first public open house, after it has been exposed on Realtor.com, in the paper, on the TV show, blogged, emailed to all the agents....the first open house, rain or shine brings in the buyers!
Remember that when you are show ready....with all the lights on, soft music in the background, a clean smell, open blinds and drapes, it will all come together.
Putting your best foot forward will leave an impression with the buyers and their agents. Even if it does not work for the first buyer, the agent may have another client that is searching for a home like yours or there may be another agent in their office that is looking as well!
