LISTING TOOK TWO HOURS... 10 MINUTES REAL ESTATE, 110 MINUTES DIVORCE DYNAMICS

Well... we all know listings are what keeps the Real Estate business going and flowing. I can do the paperwork and the presentation in my sleep. However, this last listing took one hour and fifty minutes longer than usual because I have a divorce to contend with

WE AGREE TO ADAMANTLY DISAGREE

This one is civil but comes with a degree of strangeness to it. Two people living in the same house for years and who have been married for years too. The woman wanted a divorce for years now, but for the sake of the only child put it off until now. She remained miserable and distant all this time and shares it well

POOR COMMUNICATION STRIKES AGAIN

He on the other hand went to work everyday and payed the bills like a good hunter/gatherer and forgot that the woman had needs besides food and shelter. This is a typical problem all over the world. Both agree that the lack of honest communications brought about their downfall.

IT GETS DICEY

Recently, both hired separate attorneys and sued each other for divorce. The woman ends up getting a judgment against the man for spousal support. Of course he is bitter but handling it. Now, he says I cant pay the mortgage and pay alimony too. That's why they are selling

COMPASSION, KINDNESS AND CARING EXIST

They are on speaking terms. They even care about each other. They both agree to move on separately and both are concerned that the other is OK as they part. The only child isn't handling it well but accepts it. Mixed messages abound.

HERE'S WHAT WE ARE DOING

I spent the time explaining every-ones role as we go through this. I pledged to protect their interests. I explained to them both what is required for the next few months. They both were entertaining moving out putting their credit at risk via foreclosure. We are all in agreement to stay put until sold.

NORMAL ISSUES FOR ME

The house needs minor repairs, may borderline a short sale, and neither one of them want their credit ruined. So, the possibility of out of pocket to make good to prevent a SS exists. I estimate about $20k worse case and best case they walk owing nothing with credit intact.

EAT, DRINK AND BE MERRY?

I have said this many times and I will say it again. Life is more than money, houses, and fun. There are things to learn while here and some of that can be painful and expensive while you do and WHEN YOU DON'T.  Not learning is not an option unless you choose to exist instead of live....

One of the many things we must do to represent our clients! Luckily they were civil. I called to see if the sellers of a house my client was interested in would do owner financing, the man was now a hermit where no phones or cell phones were available. The agent had no idea when he would be back in contact with her to ask!

What a sad, sad story Richie :'-(

There are a few positives in your story, with them speaking and being civil, but doesn't it just seem that it could have been prevented so easily?  Of course, none of us know the entire story.

Is sounds as if you handled it perfectly.  I'm hoping you didn't cry while you were at the appointment.  I just might have ;-)

Another great post from Richspeare!

Richie,

My first ever listing was a divorce. Acrimonious from the start but the day before settlement the Mr. says to me he and his wife went out to dinner last night, and they may call the whole thing off.

When I called her to confirm, she thought I was nuts. "I wouldn't stay married to him if he was the last man on earth."

At settlement the next day, we had to use separate conference rooms.

Who says real estate isn't exciting.

Rich

Hello Brad...what a good man you are.....I accept and appreciate your support....

Richie to Rich...You know this man in this situation is wishing this all went away and they would just stay married. 25 years invested. The woman is being fueled by menopause....which for her means give men a pause. The stats on this subject are not good

Ernie...Mine is bizarre because they act like everything is okay....What they don't realize is that their behavior is a coping mechanism and not reality based. Ernie....may all your mail go through and not be returned....undeliverable
