Curb appeal for a homeWe've all heard the expression "You can't
take back the first impression"
and in
todays real estate market, especially in
Macomb County Michigan, this phrase
holds even more true.




As recently as 2 years ago a potential buyer would view your home without
a photo of the home on the multilist.  The "race" to get inside of your home
would sometimes take place before the agent or the multilist photographer
could place the photos online for us to view or a sign went into your yard.

The market has changed in more ways than one Mr. & Mrs. Seller.  What was
common place 2 years ago, especially in the Metro Detroit area, is in the past
and the marketing of your home has changed.

The agent you choose to be your partner in the sale of your home will and
should have opinions and suggestions on the impression your home makes
to a potential buyer.  Getting that buyer in the door is the first and most
important thing that you and your agent can do.

My buyers receive either via email or hand delivered a stack of listing printouts
from me with homes that meet their criteria.  From that stack they choose the
homes they would like to view.  If the first impression of your home from the
photo is not appealing they will not want to view the interior. 

My buyer clients will also often times drive by your home and view the exterior
with their pens and pencils in hand.  I've seen first hand their notes - "Don't
bother - ugly outside" on many occasions.  The home could be gorgeous inside
but they won't get in your door to see it.

Please listen carefully to the advice the professional you hire is giving you.
Spruce up the yard, declutter the exterior, paint the front door, power wash
the exterior.  Most of the "first impression matters" items can be accomplished
in one day.  One day. 

You won't get a second chance to make that "buy me" first impression.

There were times when I did not have a disinterested 3rd party look at property photos or a virtual tour prior to using them.  I'm glad these eyes now find my obvious mistakes before printing or publishing.  Thanks!

Al:  Once a home has been "checked off" a buyers list there usually is no turning back.  Time on market is high now, why add to it because of an unfavorable first impression?   Thanks for stopping by and commenting Al.

Kris, first impressions count, in houses just as in life. Even a sign saying " I'm beautiful inside " won't help much.

Tom:  People sometimes feel the way they did 2 years ago:  "List it and it will sell".  That mindframe has to change if they want to be one of the successful people who have their homes sold this year.  Thanks for stopping by and commenting Tom.

Missy:  I've seen so many of those signs lately, and just shake my head.  Yes inside your home may be beautiful, but when was the last time you trimmed your shrubs?  Or painted your door?  I have a feeling when you tell your seller clients what they need to do that they listen.

Mike:  I agree!  Unless you can attract the buyer inside of the door - a rider alone isn't going to entice them.  Now, when are we going to co-op???
