Home Staging Tips in Palm Beach County... It's Not Just About Moving Furniture Around!

In Palm Beach County some of my clients are the adult children of owners who have passed on or are moving in with their children.

A Home Staging Consultation can help you decide what projects to undertake that will give you the best return on your investment (ROI).

When I meet with my clients it's important to determine what items will detract or distract a Buyer from focusing on the true potential of the house.

Sometimes it's not so much about the furniture but the stained carpet:

den    Den
Our client didn't do that much, except to change the carpet.  Big Difference!

And sometimes it's better to just remove the "offending piece and leave the room empty.

sofa

Our client's sofa, the walls and floor were badly damaged by their 85 pound dog so our suggestion was to remove all of the furniture and concentrate their funds on fresh paint and the floor.  It was better to have a clean and fresh empty room .

And, sometimes it's making sure that the Buyer can see the house!

Buyers may not have cared about even seeing the inside of this house since they could barely see the outside!

Kathy - Wow! What a difference changing the carpet made in the living room - night and day! I had to look twice at the outside photo - such a difference cleaning up the landscaping can make! Great post!

Kathy--What a simple change with huge impact for that bedroom!  I'm not so sad to see that big sectional leave either!  "The devil is in the details".

Kathy......a consult alone can/will make a world of difference.  That carpet....I think I've seen it:

Must have been all the RAGE in 1970!!!!

Janet- I'm not going to tell you what the dog did on that sofa.  There was a nice view outside but everything in the room detracted from it.

Lou- Thank you!!! A lot of it often ends up with my suggesting the owner through this out or pack that up!

David- Unfortunately, not everyone has an unlimited budget for staging, nor should they.  Often just the smallest changes can make a difference.  This particular homeowner was bent on not changing the carpet.  I waited a day, then called her back and showed her the photo.  She "got the picture".

Kathy- LOL- I wonder how many square feet of that carpet is out there???

Great points and photos Kathy.  Love how that exterior was changed with some extensive trimming.  I'm a maniac on shrubbery...overgrown and tired it has to go!!!

Kathy, changing the carpet really made a difference, as well as removing the tree so one could see the house.

Ginger- our plants grow so quickly here that you do have to keep on top of the trimming.

Rebecca-thankfully the carpet was only in one room so it was a quick fix.

BARFF- Counting the days!

Rob- I think people can have a misconception about what staging is all about.

Gabe- I bet you've seen how wild our plants can grow if we don't keep trimming!

Well done Kathy! New carpeting and the correct presentation made such a difference in the first room. I agree with you, knowing what to do within their budget is key. So is knowing how to work with what is there.

Most sellers just need a push in the right direction so they don't waste time, money and effort heading in the wrong direction.

Janice- thank you... not everyone has the budget to do all the things we'd like them to do so you work with what you have... just as you said.

Sharon- I agree.. we have to nudge them and keep on nudging them.
