What rooms sell homes?

If you're listing your house your first question may very well be what sells homes? What leaves one home on the market for years while those around it are sold in a matter of months? Typically, there are two rooms that potential buyers will really focus on. These rooms are the heart and soul of most houses, and thus they tend to carry the most selling power.

 

When setting up your house to answer the question what sells homes you want to start with the kitchen. A good, unique, and serviceable kitchen is imperative to many families. When it comes right down to it, the kitchen can be the center of the home and the center of family life. Whether a family is cooking, eating, doing homework, or playing games the kitchen can easily be the one place where so much of life takes place. Kitchens that are too small or outdated tend to foil a home sale more than any other room in the house.

 

Of course, there is also the secondary room that can sell a home, which is bathroom. Bathrooms that are too small, have outdated or permanently stained tubs, and lack luster are not on the list of what sells homes. You need a great bathroom to compliment any home. A great bathroom will have space and be attractive and do more than just offer the basic service. It will be an invitation to pour a little wine and slip into a bubble bath. It will be the place where the kids will take their first big kid baths. Much will happen in this room and the more you take the time to help improve it, the faster your home will sell.

 

Bedrooms and living rooms are generally easy to change with decorating. That's not what sells homes. The bathroom and the kitchen are more difficult to refurbish. There are dedicated lines to certain appliances that are difficult to move. There are fixtures that are in place and walls that simply can't be moved. This makes the kitchen and bathrooms of a home vitally important. While you can certainly dress them up and make them look good, it's also imperative that you consider remodeling a kitchen or bathroom that is woefully outdated or illogically set up. This is how you can move your home much faster and with a higher asking price than other homes in your neighborhood that don't have great kitchens and bathrooms.

James, most of the time... it is the kitchen that either makes or breaks a sale.  If the kitchen isn't right... there really isn't much else about the home that is going to change the buyer's mind.  At least that is what I have found.

Thant old adage of kitchens and bathrooms does hold true.  I love to see Sellers take the next step, though.  When they make a special focal point in every room, it really gives Buyers so much more to remember about the home!

You made some very good points. But I think the bigger issue is.. there are some rooms that DONT sell a house. Some kitchens, some family rooms, bedrooms etc, can ruin an otherwise great house, and kill a sale. Watch out for those too!
