There is no need to put a KINK in your life just because you have to move out of state!
As a REALTOR we have many options when choosing a niche in our business, and my passion has been Relocation for several years. I love "showing off" our City of Denver and all it offers. I love to prepare buyers relocating to Denver with information they need, such as hydrating prior to their arrival so Altitude Sickness does not ruin their trip. There are other "rules" to share that may not be in effect in their cities as well.
Out of state buyers require a little more attention, with the need to block off a good portion of a week during their visit, and be prepared to put more energy into this short period of time. I once had buyers from the South a few years ago, had 74 homes on "their list" to see within 4 days, and WANTED to get the inspection done prior to their departure. I had to make sure I got a good night's sleep every night that week! 74 homes in 3 1/2 days! 
We got it done, inspection and all!
With the ease of the Internet, and such good tours on most homes, the buyers can view homes and have their "favs" marked and I can have all the showings set and ready once they arrive. I also try to get pictures of their current home, to see what they are looking for, as far as kitchen amenities, level of upgrades, layout, etc. There are definite differences in building practices from State to State as does the inspection requirements. It is also nice to share the Buyer Agency contract and Contract to Buy & Sell if they want to review prior to their arrival.
It feels good to be able to share my knowledge and guide them smoothly through the process of purchasing a home in Denver. They rely heavily on me, which is exactly why I love Relocation! The buyers love the individualized attention and is appreciated!
