I have learned over the past 10 years in real estate, that sometimes you get suprised by asking a seller for a concession that you swear is never going to go through only to end up being accepted.  I just had this happen to a client of mine today.  Duplex was originally priced at 120k, dropped down to 95k.  Before we could make an offer, it dropped to 89.5k.  We offered 85k, he came back at 86.5k.  We had inspection done, needed some repairs done.  We asked for another 15k off price.  I figured there was no way he would accept this. He came back at 12.5k reduction.  Wow. My client is buying a full brick duplex bringing in $1,100/month for 74.5k.  It's in a great area and not in bad condition.  It needs some work, but this is a great deal.  Other duplexes in Hendricks County go for 125-165k depending on condition.
