Why didn't your property sell Mr./Ms. seller? Is that what you ask or what you want to know? Well I'll tell ya, it's one of two sub-reasons which causes one big reason to be neglected.... PRICE! Either your agent didn't bother to tell you that you were priced too high or he/she told you and you didn't listen.

I was researching my farm area last week and found 47 expired listings in the 150k-200k range. Theeeen, I researched the sold and pending listings, here's what I found.

In one, just one zip code where these expireds resided, Philadephia 19111, there were 161 properties sold since March and there are currently 35 other lovely homeowners awaiting the closing table. What does this mean? This means that while you were on the market and after you unsuccessfully left the market, your competition went to the bank. ONE HUNDRED AND NINETY-SIX other people are smiling at the bank, a place where you were trying to make it to. Think about that for a minute. In one little itsy bitsy zip code, people who were on the market to sell there homes just like you, 196 people to make clear again, were able to sell there homes and you were not. Perhaps, your property didn't show well, maybe it showed beautifully but the one determining factor is price! Were you well informed about proper pricing and just didn't listen? Or did you employ someone who either didn't know what the proper price was or just neglected to tell you for one reason or another?

Guess what? The activity shows that buyers really want to buy in this neighborhood. Please, take this little public service announcement to heart and get on that sold list!!

There will always be sellers who think either they know their neighborhood better then you, so they know what the price should be, or they think that because they have bills they want to pay with the sale of their property that they can set the price high enough to cover the costs and expect a buyer to pay.

Ug, I have one seller who thinks my suggested price reduction is 'drastic', uh...let's look at the competition, 27 properties, all but 7 new, priced under your twenty year old home.....hmmm

You have to know your audience. What type of personality are we dealing with? Does this person likes facts and figures or is this a feely, touch type? Have you taken your seller to see the competition? It's not always about logic and facts, sometimes it's about heart and motivation.
