BPOs or Broker Price Opinions have swept the country & AZ as an inexpensive way to value a home. But the banks are taking a 2nd look at what they are getting & some are beginning to switch back to appraisers, who statistically have been more accurate. But the lure of the BPO cheap price has been strong incentive to take the risk.
Now appraisers are beginning to fight back & have some great appraisal products priced at about 1/2 of what a traditional appraisal has been costing.
CVR (Collateral Valuation Report) adds statistical support to the appraisal process & reduces the time it takes an appraiser to complete it. Desktop, Drive-by & Full interior inspection versions are available, all at greatly reduced prices over a std 1004 form.
