The Ultimate Pre-Listing Kit by Jeff Dowler, CRS, Solutions Real EstateI suppose that sounds arrogant, but I think a strong pre-listing kit for sellers to review before we sit down and have a discussion is a good thing to have.

 

And since many REALTORS don't seem to use one, there is that competitive advantage if you provide one to prospective sellers. 

 

Other reasons to share a Pre-Listing Kit up front are that it can answer a ton of questions that sellers often have when trying to decide which agent to use, marketing their home, determining the appropriate local market positioning, and the sales process in general. That can be a huge time saver so you can focus on the real issues at hand in your listing discussion.

 

Putting a Pre-listing Kit together also enables you to think more concisely about what information really is useful, and essential, for sellers to have during the process.

 

And you will learn a few things, too, by gathering information that you use in your pre-listing kit.

 

The good news is that you don't have to recreate something each time you are preparing for a listing presentation.

Nice summary of items.  I used to use one but got away from it.  I would drop them off and later find other agents being shown mine which was frustrating!

Great post! I gleaned some ideas from you but yes, I use a kit for both buyers and sellers at our first meeting. I briefly go over it with them at the dining room table meeting then leave it with them to review and get questions ready for me. It shows that we think ahead, make a plan and don't just shoot from the hip and hope for the best.

Thanks for the great post.

Just a suggestion-do you ever recommend having a pre-listing home inspection to identify any issues that may come up at the last minute.  I am a home inspector in CT and I have been getting a lot of calls to do pre-listing inspections so that the seller can take care of anything that could potentially slow down a sale?
