You hit the nail on the head Jeff. Not only is a "Pre-Listing Kit" a good thing to have, it's a must have. Not only does the agent come across as oraganized and professional, but it's the perfect opportunity to lay the foundation for smooth transaction. Thanks for sharing your thoughts.
Jeff, I love dropping off a pre-list package to most of my sellers or prospective "looky-loo's" that just want to know the value of their home. I've found that with most client referrals there is no need to stop by before the appointment as the want to work with me is already present. I've always kept my pre-list package under 10 pages because I think anything over that is just too overwhelming. Currently my pre-list package is 8 pages and I have never received negative feedback on it... yet.

My prelisting kits and listing presentations have run the gamut from long and very detailed early in my real estate career, to the much shorter versions I have now. I always urge clients to read and know everything, but it's just not going to happen with most people. I have a prelisting and buyer broker package. I send both by email unless someone doesn't have an email address. I do have one very wealthy Landlord/Seller client without one, but you can be sure I don't mind personally delivering things to get face time with this person.
One thing I have added to my listing presentation is the probability of sale in a certain time period (think standard deviation calculation). This helps the seller know that there's a 17.1% probability of selling his house in the first 30 days, 39.5% in 60 days, etc. (or whatever it ends up being). I'm usually the only broker that provides this (surprise).
I also ended up putting a lot of of things on my website so I'm not excessively printing or wasting time.

Great Post. I do have my pre-list package. I used to send out 2-3 days in advance but realized as others have said that sellers use the information and then never give you the listing so now depending on who I am talking to i drop off one day before the listing appointment or on the day of the listing appointment. After my listing presentation if they decide they don't want to be represented by me then i get the pre-list package from them but most of the time, the sellers appreciate the information and they can distinguish and I am happy to say that i leave the prelist package with them to share with their friends who want to sell the home.

Thanks for sharing some of your secrets. I use a pre-list package but it can always use improvements.
I am still trying to sort through all the great comments, ideas, and suggestions, as well ad thoughts about not using a pre-listing kit, or a short one.
The real pleasure of this post, for me, was generating so many good thoughts for all to use if they wish. THAT is the value of AR and this amazing brain trust. Guess this article struck a chord with a few people.

Nice summary of items. I used to use one but got away from it. I would drop them off and later find other agents being shown mine which was frustrating!

Great post! I gleaned some ideas from you but yes, I use a kit for both buyers and sellers at our first meeting. I briefly go over it with them at the dining room table meeting then leave it with them to review and get questions ready for me. It shows that we think ahead, make a plan and don't just shoot from the hip and hope for the best.

Just a suggestion-do you ever recommend having a pre-listing home inspection to identify any issues that may come up at the last minute. I am a home inspector in CT and I have been getting a lot of calls to do pre-listing inspections so that the seller can take care of anything that could potentially slow down a sale?

Thanks for the list. Mine is pretty feeble and I don't use it consistently. I'm going to change that.
