Many top agents have discovered that having their own personal moving van can be a huge benefit for their real estate business.  There are so many positives to having your own moving van and the cost is very affordable when you consider the amount of exposure and good will the moving van can create.  Firms like "On The Move" and KW Nash Group are some of the most well known firms that specialize in real estate agents moving van.  These firms not only sell or lease you the moving van but they also can connect you with a specialized insurance program with enhanced liability coverages.

The marketing exposure that your moving van creates is massive and it is truly a rolling billboard.  Once you get your moving van you will constantly hear comments like this "I see your moving van everywhere" or "I see you sold the house down the street...the people moved in on Saturday and I saw your moving truck.  When you hear comments like this it reinforces that your marketing message is working in a big way.  Buyers and sellers love the moving van because they don't have to rent a truck.  One of the biggest benefits is using the truck to declutter their home so I let me clients use it to move their excess stuff into storage which makes their homes show MUCH better. 

The positives of the truck far outweigh the negatives but mentioning the negatives is important.  The truck does require some time.  Someone needs to make sure the truck is crean, maintained, returned clean and full of gas.  The biggest time issue is actually meeting the client for 10 minutes and completing the rental agreement/liability waiver and making a copy of their drivers license and insurance card.  Once of my team members does a quick walk around the truck and shows them how the ramp pulls out and how the sliding rear door opens and locks.  There is nothing difficult about any of this but it does take 10 to 15 minutes per use.

We use the moving truck at our special movie events at out local movie theater.  The exposure at the movie theater is great and people comment about the truck even if they have never used it before.  We use take it to football games and use it for tail gating and we just pull the rear aluminum ramp out about 10 feet and use it for the food table.  Another good use is allowing charity and service groups to use it for their special events.

This is a great idea.  I saw one of these yesterday (it was a company van though, not an individual Agent's).  I'd love to do this in the future.  Keep up the great work and I'm flagging this to be featured.  Have a great week!  :)

I see them around me and think it is a great idea.  I would see if I can get it parked near apartments however.  Great way to keep the renters thinking of you.

Team Loni also uses a moving truck. It's been a big hit with our clients and at the same time great exposure for us.  Loni Colvin herself does get recognized by her picture on the truck because people will make comments that they recognized her from the truck. One of our buyer's agents recently chaired a committee for a new aquatic facility and they were in need of a truck for their grand opening. After making use of the truck to transport items, the truck was parked visibly in front of the facility for all to see.  Another use is at my son's school who is hosting a Festival where we are placing an ad in their keepsake booklet. If the truck is available, I plan to drive it to the event and park it in the lot to reinforce our ad in the booklet.  The back door of our Team truck has affiliate information painted on it (ie - home inspections, mortgage companies, home repair).  We are trying to do more open houses and one of our team members suggested that we park our Team truck in the driveway to draw more attention to the home.  Thanks for sharing. Jeff - You will love having a moving van and it is one of the best marketing investments you can make.  I strongly recommend that if you are considering buy a truck and you are NOT the owner of your real estate firm that you clear the truck first and get approval for a parking place when the truck is not in use.

Jon - They truly are moving billboards and I have mine marketed on all 4 sides for added exposure.  I will post photos of the 4 sides later tonight.

John - I think if you had one your business would pick up.  Imagine sending a "Welcome Our Newest Team Member" which just happens to be your moving truck.  It certainly worked for me.  If you contact me off the blog I would be happy to e-mail you a marketing piece I did when I first bought the truck...it was nothing special but it was VERY effective.  Sam

Thanks for all the positive comments.  I have returned all the e-mail questions.  I mentioned this in many of the e-mails but I think it is worth mentioning again...if you can it is a good idea to title and insure your moving van into an LLC.  There are also tax benefits to buying the van as compared to leasing it as far as the IRS is concerned but check with your accountant first.

Something to consider further, Thanks for your input.

This hasn't been used around here, that I'm aware of; yet have considered trying to use it.. You've shown so other good ways to Advertise with it.. as well as that we can simply benefit the community in its "down time".... ?

but like real estate signage, etc. in today's world... has anyone run into city ordinances, etc. on using it "parked" in residential open houses, at the office etc. ? No doubt  code enforcement will want to get involved if more use them (and then other businesses see the value too!)... It might become overdone... and dilute the effectiveness.  Then I can see it become another "mandatory" office expense that not having a "freebie" van for customers will cost you a little business or at least some good will? 

Any problems yet? or better just get to using it now and worry about that later???

If the moving van hasn't been used yet in your market you will get WAY more bang for your marketing dollars.

I have not run into any issues with signage rules or signage violations.  If you have U-Haul trucks in your market they are lettered up also with their company logo so you should be safe but it is certainly worth looking into. 

We have not had any issues with the moving van and clients because we are very clear about it being by reservation only.  We are very good about calling them in advance once the home goes under contract and trying to book it out in advance to aliminate any issues.  I have also heard of real estate teams that actually have an online scheduler but we haven't gone that far.

Anyone owning a pickup knows  how some friends think yours  is always available 24/7,

sometimes with a complimentary driver or even  a willing heavyweight  loader, with little or no notice.

I am relatively new to real estate, about 1 1/2 years, and I have thought about the moving van for quite a while now.  No one in our market is doing this yet, so it would be a new idea for the area.  I am in need of advice.  Do you think that this is something that a newer agent could use to build a business, and do you have any advice on contracts with the users of the vehicle?  I would greatly appreciate any thoughts on this!

I think a new agent would benefit from the moving van in a big way because of all the marketing value.  Granted you probably won't have the same level of sales as a top veteran agent initially but with your clients using it and it being seen, you using it, parking it in key locations you can't buy marking like it elsewhere.  You will see these vans with firms like "On The Move" and "KW Nash" that offer these trucks and insurance.  If you buy a truck from a dealership make sure BEFORE you buy it that you have an insurance company willing to insure it with liability coverage for "ANY" drivers over the age of 21.  On The Move and KW Nash has connections for this type of insurance and for that reason alone I chose them as my moving van specialists.
