Any seller considering a FSBO in this economy and with all the government hoops to jump through, is making a huge mistake. The sellers think they are saving money but instead they are adding aggravation, stress, lost weekends and end up getting taken advantage of by the system.
Ryan - I agree that sellers need the advantage of employing every resource that a good agent can use to get a home sold quickly and for top dollar.
Laura--Some sellers are successful at selling their own homes, but it is never a good idea. It seems that in the end, here in my area, they wind up calling us!
Laura - you present the FSBO issue well here. It is risky business, to say the least, for a seller to represent themselves, especially in the current market.
Laura - I can't even recall the last time I've seen a FSBO sign in my area.
Laura, there are some FSBOs still around in our area, they are trying but not selling!
Most start off FSBO and miss out on the best time of the year to be listed. :O(
Laura, We totally agree with you that "buyers expect to save even more when they know the seller is not paying a real estate commission and they tend to offer less." Most FSBO's end up listing with a Realtor after much wasted time!
Some great reasons why it is smart to go with an agent. I am finding many people really don't understand all the marketing that is involved...they think someone hits one button and poof it is on the Internet. I have no doubt one day everything will syndicate but for now I enter a listing on about 8 sites and that is not including the MLS!
