Real Estate Agent in Melbourne, Florida

Considering "For Sale By Owner" in Melbourne, Florida?

Downward pressure on prices has some homeowners considering marketing their home "For Sale By Owner" (FSBO) in an attempt to realize the most return from what may be their largest investment.  However, in an effort to save money, homeowners most often put themselves at a disadvantage and receive less money when choosing FSBOHere are some reasons why you will benefit from the expertise of a real estate agent in Melbourne, Florida.

Today most buyers begin searching for homes for sale in Brevard County, Florida on the internet.  A Realtor will put your home in the Multiple Listing Service (MLS) where consumers and other Realtors can find your home 24/7.  Otherwise, significantly fewer buyers will happen to drive by your home and discover it is for sale.  There are companies that will list your home in the MLS for a fee, but they will not provide any service.  A listing in the MLS alone is not enough to give your home the exposure and competitive edge necessary in today's market.

In addition to the MLS, an agent on the leading edge of technology has many more avenues to direct buyers to your listing.  The increased exposure will result in getting more qualified buyers into your home.  An agent will schedule showings, answer questions, solicit buyer feedback, negotiate offers, and get the contract to closing while looking out for your best interest.

Before deciding to list FSBO, a seller should honestly consider if they are willing to put their everyday life "on hold" to accomplish the additional work required.  Remember, a FSBO seller does not "save" the real estate commission, rather he earns it by doing all the work.

Beware that buyers expect to save even more when they know the seller is not paying a real estate commission and they tend to offer less.  The property is typically on the market longer, the offers are lower, and the seller often ends up settling for a lower price than they would have if they had used the services of a Realtor.

If you are thinking of selling a home in Melbourne, Viera, Rockledge or the beaches, I can help you receive top dollar in today's market.

Any seller considering a FSBO in this economy and with all the government hoops to jump through, is making a huge mistake.  The sellers think they are saving money but instead they are adding aggravation, stress, lost weekends and end up getting taken advantage of by the system.

Ryan - I agree that sellers need the advantage of employing every resource that a good agent can use to get a home sold quickly and for top dollar.

Laura--Some sellers are successful at selling their own homes, but it is never a good idea.  It seems that in the end, here in my area, they wind up calling us!

Laura - you present the FSBO issue well here.  It is risky business, to say the least, for a seller to represent themselves, especially in the current market.

Laura - I can't even recall the last time I've seen a FSBO sign in my area.

Laura, there are some FSBOs still around in our area, they are trying but not selling!

Most start off FSBO and miss out on the best time of the year to be listed. :O(

Laura, We totally agree with you that "buyers expect to save even more when they know the seller is not paying a real estate commission and they tend to offer less."  Most FSBO's end up listing with a Realtor after much wasted time!

Some great reasons why it is smart to go with an agent. I am finding many people really don't understand all the marketing that is involved...they think someone hits one button and poof it is on the Internet. I have no doubt one day everything will syndicate but for now I enter a listing on about 8 sites and that is not including the MLS!
